About our gutter survey in Etchingham
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. We survey fascias and soffits, outlets and hoppers and downpipes, and people most frequently book us about overflowing valley or parapet gutters and rotten fascias or stained soffits.
Somewhere as small as Etchingham, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

FAQs for Etchingham
Is Etchingham within the area you cover?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Does a conservation area affect roof work in Etchingham?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.
Are hidden gutters like valleys and box gutters included?
Yes, as far as they can be seen safely. We look from vantage points, the loft space and the roof itself where safe, and by drone where it is applicable.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.
Do you need to get into the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
How quickly is the report sent?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

What else we do in Etchingham
What this survey cannot tell you
Some things can’t be seen without opening up the roof, and that sets some limits:
- Pipes below ground level
- What’s hidden inside a downpipe
- Damage hidden inside walls or behind boards
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.
What this survey covers
- Downpipes
- Eaves gutters
- Parapet and box gutters
- Valley gutters
- Fascias and soffits
- Outlets and hoppers
How it works
We don’t take risks to get a closer look. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Etchingham, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before the survey
- Agree roof access with the managing agent if it’s shared
- Tell us where we can park nearby
- Have any questions written down, so nothing gets missed

Roofs, chimneys and gutters in Etchingham
With Bateman's about 2.8 miles south-west, Etchingham sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you look after a building such as Etchingham Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to The Parish Church of St Nicholas and St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Etchingham station, the gap between tenancies is a good time to have the roof looked at.

What a survey costs
The price reflects the time and kit the roof needs. The main factors are:
- Which survey package you book
- The size of the roof
- If the survey needs thermal imaging or a drone
- Whether it’s a home or a commercial building
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.
Helping us price your survey
We’ll typically ask about:
- Why you want a survey: buying, a leak, a storm or new work
- Pictures from the garden or a window, if you have them
- Your postcode, so we can check access and travel
- Any stains, drips or damp patches you’ve seen indoors
We confirm the price for the job before you book, so you know where you stand. Our price is from £150, including VAT. To book, call 07833 053749 or drop us an email.
DIY checks: what’s safe
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
How the survey changes by roof type
Cast iron gutters
A good many period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
