FAQs for Cooper's Corner

Is my home in Cooper's Corner listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Cooper's Corner?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What happens next?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. The loft space can show things the outside can’t, like damp timbers, staining or daylight.

Will you go up on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Will the survey check for asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

Gutter surveys for homes and businesses in Cooper's Corner

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off, but they rarely get better. Common reasons to book are blocked outlets and hoppers and valley or box gutters that overflow inside, across valley gutters, fascias and soffits and outlets and hoppers.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

How the survey works

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours for most houses, and longer for a large or complex roof. Older roofs in small places like Cooper's Corner can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Note where any stains or damp appear
  • Leave side gates unlocked
  • Leave a clear route to the loft

What we look for on each type of roof

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check the joints, brackets and falls.

Box and secret gutters

A box gutter is built into the roof, frequently behind a parapet and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.
