Roof leak investigation in Cooper's Corner
Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We check all of them, from every safe viewpoint. If you’re worried about leaks that appear only in driving rain and brown rings on upstairs ceilings, a survey will tell you what’s going on, on rooflights and dormers, valleys and parapet gutters and the roof space alike.
For a small place like Cooper's Corner, the inspection is the same as anywhere: the journey and access are just planned beforehand. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

Wind, rain and roofs in Cooper's Corner
Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Different coverings let water in at different points, which shapes where the search starts. About 4.7 miles south-west lies Bateman's, a reminder of how long the area around Cooper's Corner has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Etchingham station may find that tracing a leak quickly matters when a tenant is living with it. Homes near green spaces such as Collingwood Nature Reserve can get more leaves in their gutters in autumn. For site and facilities teams at buildings like Hurst Green Church of England Primary School and Nursery, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Roof by roof
Flat roof upstands and outlets
The upturned edge of a flat roof covering keeps water out at walls. If it is too low, cracked or poorly dressed, water gets behind it.
Parapet and box gutters
We check the linings, joints and outlets where we can see them safely.
Cooper's Corner questions
Does a conservation area affect roof work in Cooper's Corner?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Cooper's Corner in the area you cover?
Yes, Cooper's Corner is within the area we cover. Our area covers London and the South East. You can call 07833 053749 or drop us an email with the address and some details.
What should I do before you arrive?
Clear the loft hatch so we can get into the roof space. Have any photos of the leak ready, plus details of past repairs. Keep catching drips and keep water away from electrics.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
Is it a structural engineer’s report?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How the survey works
The aim of the visit is simple: to see as much of the leaking roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes an hour or two at most homes, and more on a big or complicated roof. Cottages and farmhouses around Cooper's Corner frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start with what you’ve seen: where the stain is and when it gets worse.
- We check the stain, the ceiling and the loft above it.
- Outside, we check every likely route in.
- We use moisture detection, and thermal imaging where it’s useful.
- We email a report with photographs, the likely entry point and recommendations.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- Make a note of anything you’d like us to look at
- If it isn’t your property yet, arrange access through the agent
Booking a survey
A quick phone call is typically the easiest start: ring 07833 053749 or drop us an email. You’ll have a price before anything is arranged.
Advice
Why get it checked now?
Patching the spot above the stain often does not work. The real way in may be a metre or more away. We find the probable source before anyone starts work. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
