When you need someone else

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • The condition of timbers we can’t see
  • Reliable images in rain, strong wind or on a wet roof surface
  • Proving moisture from the images alone

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and does not.

What this survey covers

  • Commercial roofs
  • Pitched roof slopes
  • Ceilings below the roof
  • Flat roofs
  • Insulated roof spaces
  • Loft conversions

Thermal roof survey in Cooper's Corner

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where it applies, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. You can ring 07833 053749 or use the contact form with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. If you’ve noticed cold areas below the roof and wet areas near outlets and upstands, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Cooper's Corner may be listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, so it is a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Landlord and commercial surveys in Cooper's Corner

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What we look for on each type of roof

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We take that into account and check findings with moisture readings.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.

Common questions in Cooper's Corner

Will you come out to Cooper's Corner?

Yes, Cooper's Corner is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Cooper's Corner?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

What will the report tell me?

Written findings with photos, explaining the condition of the roof, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

What conditions are best for thermal imaging?

Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.

Can a thermal camera see water?

The camera does not see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

What does a thermal roof survey show?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

What happens on the day

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for a house, with bigger or more complicated roofs taking longer. Around Cooper's Corner, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. The report sets out the images, what they suggest and what we recommend.

Getting ready for the survey

  • Jot down any questions you want answered
  • For flats, check roof access has been agreed

Leave it or get it looked at?

Without thermal imaging, the only way to see how far water has spread is frequently to open up the roof. It helps when deciding whether to patch an area or replace the roof. Older and listed buildings around Cooper's Corner may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Thermal roof surveys around Cooper's Corner

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses such as Bateman's, about 4.7 miles south-west, show how far back building in the area around Cooper's Corner goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If your house is among the older ones in the streets near Holy Trinity, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Photograph damp patches with the date
  • Keep the report to compare against after any repair
  • Move stored items away from the loft hatch
  • Check outlets after heavy rain

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.
