Flat roof survey in Cooper's Corner

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. Common reasons to book are gaps at upstands and abutments and cracked or split membrane, on mastic asphalt, GRP fibreglass and felt flat roofs.

Flat roofs on exposed homes in small places like Cooper's Corner take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How it works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Cooper's Corner, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Make sure the loft hatch can be reached
  • If you are buying, check with the agent that we can get in

Advice

Flat roofs in Cooper's Corner

Historic houses like Bateman's, about 4.7 miles south-west, show how far back building in the area around Cooper's Corner goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

For landlords with property near Etchingham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take an older house close to Holy Trinity: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Why act early in Cooper's Corner

A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Older and listed buildings around Cooper's Corner may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Questions from Cooper's Corner

Is my home in Cooper's Corner listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is Cooper's Corner in the area you cover?

Yes, Cooper's Corner is within the area we cover. We work right across London and the South East. You can phone 07833 053749 or use the contact form with the address and a few details, and we’ll talk through which survey suits.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

Can you test old roof sheets for asbestos?

We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Ask contractors to protect the roof if they work on it
  • Check the outlets after the leaves fall
  • Keep clear of rooflights and fragile roof sheets
  • Check ceilings under the roof for damp patches

After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

What affects the cost of flat roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof
  • The type of building, from a house to a block or an office

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

What we need to know

You don’t need to know any roofing terms. It’s enough to let us know:

  • Your timetable, such as an exchange date
  • Any photos you have, taken from ground level or a window
  • Any marks or damp showing indoors
  • The reason for the survey, such as buying, a leak or storm damage

If you have photos of the roof, send them over. Take them safely from ground level or a window. To get started, phone 07833 053749 or drop us an email.

Common roof problems in Cooper's Corner

The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

Common reasons to book include:

  • Cracked or split membrane
  • Failed upstands where the roof meets a wall
  • Damaged trims at the roof edge
  • A sagging deck under the covering

Anyone responsible for a site like Hurst Green Church of England Primary School and Nursery will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

What to check before booking

  • Whether the price includes VAT
  • What’s outside the scope of the survey
  • How long the report takes to arrive
  • What exactly goes into their report
