Flat roof surveys for homes and businesses in Flimwell
A flat roof leak frequently travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That’s why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. If you are worried about blistering in felt or asphalt and leaks around rooflights, we can find out what’s behind it, whatever the roof.
Somewhere as small as Flimwell, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Flat roof surveys in Flimwell: local notes
Historic houses like Scotney Castle, about 3.1 miles north-west, show how far back building in the area around Flimwell goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If yours is one of the older homes in the streets near St Augustine's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Flimwell questions
How do I find out if my home in Flimwell is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is Flimwell in the area you cover?
Yes, Flimwell is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Does the survey cover asbestos?
Asbestos testing is not part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.
Can you survey any kind of flat roof?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

What happens if roof problems are left?
Before replacing a flat roof, it helps to know if you really need to. Sometimes a few details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. In a small place like Flimwell, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What we check
- GRP fibreglass
- Upstands and outlets
- Single-ply membranes
- Felt flat roofs
- Mastic asphalt
- EPDM rubber
How the survey works
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. For a village or hamlet like Flimwell, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- You tell us about the roof, its covering if you know it, and any leaks.
- We view the roof from ground level, from windows and from the roof where it’s safe to do so.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Where there’s safe access, we check the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Preparing for the visit
- Check pets are kept safely away
- If it is not your property yet, arrange access through the agent
- Gather any invoices or paperwork from past roof work

What a survey costs
All our prices include VAT. The things that change the price are:
- The size of the roof
- Commercial roofs and larger buildings
- The height of the building and how the roof can be seen safely
- If the survey needs thermal imaging or a drone
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
A few details help us recommend the right survey and price. When you contact us, it is useful to mention:
- Any marks or damp showing indoors
- Why you want a survey: buying, a leak, a storm or new work
- Pictures of the roof from a safe spot, if you have them
- Dates you are working to, such as exchange
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.
Signs you need a flat roof survey in Flimwell
Buyers frequently book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photos.
Things that often lead to a survey include:
- Blocked or damaged outlets
- Pools of water lying on the roof
- Failed upstands where the roof meets a wall
- Leaks around rooflights
If you let a flat or house near Etchingham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
What to check before booking
- Whether you can ask questions once you have the report
- Whether the loft space is looked at, where there is one
- Which viewpoints they use to see the roof
- Whether any drone flown is registered with the CAA
How the survey changes by roof type
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.
