How a flat roof survey works in Stonecrouch
Buying a home with a flat-roofed extension, dormer or garage? It is useful to know that roof’s condition before you exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. We survey felt flat roofs, single-ply membranes and mastic asphalt, and the problems we are asked to look at most are standing water left after rain and gaps at upstands and abutments.
Flat roofs on exposed homes in small places like Stonecrouch take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Flat roof surveys in Stonecrouch: local notes
The wider area around Stonecrouch has a long history of building, with Scotney Castle about 1.6 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

Different roofs, different checks
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

When to book a survey in Stonecrouch
The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.
These are some of the problems a survey can pick up:
- Blisters and bubbles in the covering
- Splits and cracks in the covering
- Edge trims that have lifted or split
- Dips that suggest the deck is deflecting
Landlords with a home close to Etchingham station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
What to check before booking
- What insurance they carry
- When you’ll get the report
- Their drone registration, if they fly one
- Whether the inside of the roof is included

What happens on the day
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Stonecrouch can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- You get a photo-illustrated written report and our recommendations.

Common questions in Stonecrouch
Do you carry out roof surveys in Stonecrouch?
We do. Every survey there gets the same written report with photos.
Do you cover smaller places like Stonecrouch?
Yes. Stonecrouch is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Do you need to get into the loft?
Normally, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Will you photograph what you find?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
How do you inspect a flat roof?
We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.
What’s in the report?
It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Before and after the survey
Here are a few things we’d tell any owner:
- Check ceilings under the roof for damp patches
- Check new fixings through the roof are properly sealed
- Limit foot traffic on the covering
- Book a survey every few years
If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.
Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.
