Flat roof survey in Riseden: what you get

Water through a flat roof does not always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. If you’re worried about failed seals around rooflight kerbs and gaps at upstands and abutments, we can find out what’s behind it, whatever the roof.

In a small place like Riseden, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

Why act early in Riseden

Caught early, a split or open seam in a flat roof is often a small repair. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • What’s under the membrane without opening it up
  • Structural calculations, which need a structural engineer
  • A fixed date for when the roof will need replacing

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey before you book. The full list of what we check.

Your questions about flat roof surveys in Riseden

Does a conservation area affect roof work in Riseden?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will you come out to Riseden?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do you go up onto the roof?

Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We don’t walk on fragile rooflights or sheeting.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or email us.

Local flat roofs in Riseden

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Historic houses like Scotney Castle, about 1.1 miles west, show how far back building in the area around Riseden goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Christ Church, flat-roofed rear additions and dormers added over the years are worth checking.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where it applies. The survey normally takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere like Riseden needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Keep people off the roof unless they need to be there
  • Book a survey every few years
  • Look for standing water a day after rain
  • File the paperwork for the roof and any repairs

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

What we look for on each type of roof

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
