How a landlord roof survey works in Riseden
A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely, along with the loft space where there is safe access. We survey shared roofs, blocks of flats and flat roofs on blocks, and people most frequently book us about flashings that have come away and ponding or splits on flat roofs.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Where we can’t see part of the let or shared roof, the report says so. That way, it is clear what was covered and what wasn’t.

Common questions in Riseden
Do you cover Riseden?
Yes, Riseden is one of the places we work. The survey and report are the same in Riseden as anywhere else.
Do you cover smaller places like Riseden?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is the report suitable for a maintenance plan?
Yes, many agents and freeholders use it that way. Surveying again later shows what has changed to keep your plan up to date.
How much is a landlord roof survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Blocks are priced on their size and roofs, so phone 07833 053749 or send us an email for a price.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Let us know about it as you book and we’ll explain what’s needed.
How long will you be on site?
It typically takes between one and two hours for a single let house, with blocks of flats taking longer. You’ll know roughly how long when we arrange it.

For landlords and managing agents
Any of our surveys can be booked by landlords, agents and building managers in Riseden. To discuss a property or a block, phone 07833 053749 or send us an email.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
When to book a survey in Riseden
Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Small defects go unnoticed until water comes through a ceiling and by then more has been damaged.
People normally book a survey when they’ve noticed something like this:
- Flashings that have come away
- Leaks into upper flats
- Parapets and upstands in poor repair
- Gutters overflowing onto walls
If you live in an older home near Christ Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Choosing a roof surveyor
- When you’ll get the report
- What’s outside the scope of the survey
- Which parts of the roof they’ll actually see
- Whether VAT is added on top
Why get it checked now?
Relying on what tenants report means relying on what they can see. A ceiling stain often means water has been coming in for some time. A survey looks at the roof itself. Outbuildings and barns around Riseden are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your survey before you book.

The survey, step by step
The visit has one job: to see as much of the let or shared roof as can safely be seen and record it clearly. Notes and photos go into the written report. It typically takes an hour or two for a single let house, with blocks of flats taking longer. For a village or hamlet like Riseden, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the roof space is arranged by you or your agent.
- We inspect each roof as far as it can safely be seen.
- Every defect is photographed and its urgency noted where relevant.

Advice
What a landlord roof survey looks like in Riseden
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Riseden has a long history of building, with Scotney Castle about 1.1 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

What a landlord roof survey does not cover
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Roof areas we weren’t given access to
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- The rest of the building, as a RICS Level 2 or 3 survey would
If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.
What we look at
- Blocks of flats
- Shared roofs
- Rented houses
- Gutters and downpipes
- Flat roofs on blocks
- Converted houses
Should I look at the roof myself first?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
