Gutter survey in Playden, East Sussex
Not sure what state the gutter is in? We carry out gutter surveys in Playden and across East Sussex.
- Brackets that have dropped or snapped
- Rotten fascias or stained soffits
- Valley or box gutters that overflow inside
How a gutter survey works in Playden
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Common reasons to book are blocked outlets and hoppers and rotten fascias or stained soffits, across valley gutters, parapet and box gutters and outlets and hoppers.
In a small place like Playden, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
Where we cannot see part of the gutter, the report says so. You’ll know exactly what was inspected and what wasn’t.

Playden: your questions answered
Do you cover smaller places like Playden?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
How do I find out if my home in Playden is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
Could my damp wall be caused by the gutters?
We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so we report on what’s visible.
How do I arrange a gutter survey in Playden?
It’s easiest to ring 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we will take it from there. We survey on weekdays and at weekends.
What happens next?
The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Is it a structural engineer’s report?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Why act early in Playden
Going up a ladder to check your own gutters carries real risk. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers what can safely be seen and records it with photos. Around Playden, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Practical tips
You do not need to be a roofer to help. Here’s what helps most:
- Check that downpipes are firmly fixed to the wall
- Watch for green marks down the brickwork
- Ask for valleys and parapet gutters to be cleared too
- Watch ceilings under valley gutters for fresh marks
If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Gutter surveys in Playden: local notes
The coast is about 3 miles or less from Playden, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.
For site and facilities teams at buildings such as St Michael's Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If your home is one of the older ones in the streets near The Parish Church of St Michael, old fixings, lead flashings and tall chimneys are typical of older roofs.

When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The inside of a downpipe along its whole length
- Rot or damp concealed behind fascias or inside walls
- Pipes below ground level
If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before booking. What a survey covers and doesn’t.
What we look at
- Outlets and hoppers
- Valley gutters
- Parapet and box gutters
- Eaves gutters
- Fascias and soffits
- Downpipes
How the survey works
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes an hour or two on an ordinary house, or half a day or so for a commercial building. In a small place like Playden, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- Have any questions written down, so nothing gets missed
- Point out any leaks or damp patches

What we’re asked to look at in Playden
Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.
A survey makes sense if you’ve noticed:
- Water backing up from a hidden gutter
- Brackets that have dropped or snapped
- Leaves and moss blocking gutters
- Blocked outlets and hoppers
If you let a flat or house near Rye station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
