Gutter survey in Windmill Hill: what you get

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed gutters that have fallen out of line and water backing up from a hidden gutter, we can find out what’s behind it.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report records the gutter as we found it on the day. It’s useful right away, and a good reference for later.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Ask for valleys and parapet gutters to be cleared too
  • Check for spilling water in a downpour
  • Leave gutter checks at height to someone equipped for it
  • Have gutters cleared at least once a year

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

FAQs for Windmill Hill

Does a conservation area affect roof work in Windmill Hill?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you survey roofs for landlords with property near Normans Bay station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years.

What’s the best way to book?

The quickest way is to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we’ll take it from there. We survey on weekdays and at weekends.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

What’s in the survey report?

A report with photographs, covering the condition of the gutter, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when you book.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s behind fascias and inside walls
  • Blockages deep inside downpipes
  • Hidden sections we can’t view safely

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and doesn’t.

What this survey covers

  • Eaves gutters
  • Fascias and soffits
  • Downpipes
  • Parapet and box gutters
  • Outlets and hoppers
  • Valley gutters

Do you need a gutter survey in Windmill Hill?

A good many tiled and slate roofs carry moss, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.

Typical things we are asked to look at include:

  • Gutters overflowing in heavy rain
  • Choked outlets or hopper heads
  • Leaves and moss blocking gutters
  • Sagging gutters and loose brackets

Take a building like Herstmonceux Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • Their drone registration, if they fly one
  • What they will not be able to tell you
  • How they plan to inspect the roof safely
  • Their report turnaround times

What a good roof survey covers

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours for a house, and about three to four hours for a commercial roof. You are welcome to ask questions while we are there. Somewhere like Windmill Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The roof space is checked for water marks if it is safe to get into.
  5. You get a written report with photos and recommendations.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about parking before the day
  • Make a note of anything you’d like us to look at

How to book

Advice

Gutter surveys in Windmill Hill: local notes

The coast is about 5 miles or less from Windmill Hill, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Normans Bay station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Horselunges Manor, about 4 miles west, is one of the historic houses in the wider area around Windmill Hill. On a period home nearby, the survey separates sound original work from tired later repairs.

Leave it or get it looked at?

A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building normally during the worst downpours. Having them checked before autumn and winter makes sense. Older cottages and farmhouses around Windmill Hill can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
