About our gutter survey in Hale Green

We survey gutters and rainwater systems in Hale Green and right across London and the South East. On the day, we inspect what can safely be seen from the ground, windows, the roof space and the roof where it is safe. A visit normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. The written report follows, with photos and recommendations. We survey valley gutters, fascias and soffits and downpipes, and the problems we are asked to look at most are downpipes that are split or coming away and choked outlets or hopper heads.

Somewhere as small as Hale Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

We keep jargon out of it: if work is needed, the report says so clearly.

Checking the roof from the ground

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Leave it or get it looked at?

It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. A gutter survey helps rule the rainwater system in or out. Older and listed buildings around Hale Green may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for your survey before booking.

Landlords, agents and block managers in Hale Green

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.

What affects the cost of gutter surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • If the survey needs thermal imaging or a drone

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

Getting the details right at the start saves time. It is useful to include:

  • What made you get in touch
  • Any photos you have, taken from the ground or a window
  • Anything about access we should know
  • Any deadline, such as an exchange date

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you’re ready.

Questions from Hale Green

Is Hale Green within the area you cover?

Yes. Hale Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Hale Green?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

How do I arrange a gutter survey in Hale Green?

Simply ring 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

What do I do with the report?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Will you check the drains below ground?

No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Honest limits

In fairness, there are limits to any roof survey:

  • Rot or damp concealed behind fascias or inside walls
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Parts of gutters that can’t be seen safely

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

Local roofs in Hale Green

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. About 2.4 miles south-east lies Horselunges Manor, a reminder of how long the area around Hale Green has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If yours is one of the older homes in the streets near The Parish Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Chiddingly Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Hale Green is about 4 miles north-west of Hailsham, in East Sussex. The survey, step by step

We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Hale Green can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.
