FAQs for Muddles Green
Will you come out to Muddles Green?
Yes, Muddles Green is on our map. Villages and rural addresses get the same survey as a town house.
Is my home in Muddles Green listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can you inspect my roof with a drone?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
Will the survey check for asbestos?
No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
Does the report include photos?
Yes. The report includes photos of what we found.
Is a CCTV drain survey included?
No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
Will you look at parapet and box gutters as well?
Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and we will note that in the report.
Gutter survey in Muddles Green
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that typically means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey eaves gutters, downpipes and valley gutters, and people most often book us about leaks at the gutter joints and gutters full of debris and silt.
In a village or hamlet like Muddles Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

What a gutter survey looks like in Muddles Green
With Horselunges Manor about 2.2 miles south-east, Muddles Green sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For site and facilities teams at buildings like Chiddingly Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Berwick (Sussex) station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near The Parish Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What affects the cost of gutter surveys
All our prices include VAT. The things that change the price are:
- Whether you choose the Basic, Standard or Premium Survey
- Roof area
- Features like valleys, chimneys, dormers and parapets
- House, block, shop or office
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
What we need to know
Before you get in touch, it is useful to have:
- Pictures of the roof from a safe spot, if you have them
- Where water is showing inside, if it is
- Any deadline, such as an exchange date
- The reason for the survey, such as buying, a leak or storm damage
If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, ring 07833 053749 or drop us an email.
What happens on the day
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours at a typical home, and longer for a large or complex roof. Cottages and farmhouses around Muddles Green frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before the survey
- Let us know where we can park nearby
- If you’re buying, let the agent know when we are coming
- Note where any stains or damp appear
Book a survey
Most bookings start with a short call: ring 07833 053749 or email us and we’ll ask a few questions about the roof. The price is agreed before a date is set.
Advice
Different roofs, different checks
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.
Fascias and soffits
Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.
Why act early in Muddles Green
A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building typically during the worst downpours. Having them checked before autumn and winter makes sense. For older village homes like those around Muddles Green, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Tips from our surveys
Most of what helps is simple and safe from the ground. Our suggestions:
- Check that downpipes are firmly fixed to the wall
- Have gutters cleared at least once a year
- Get trees that overhang the gutters trimmed
- Watch for green marks down the brickwork
If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.
