Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Note any damp stains below the gutters
  • Get trees that overhang the gutters trimmed
  • Look for downpipes coming loose
  • Watch ceilings under valley gutters for fresh marks

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Deal with drips, sags and loose downpipes early. Left alone, they usually grow and spilled water harms brickwork and woodwork.

Gutter survey in South Heighton

Gutters are typically fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, but we flag anything that could contain it. If you’ve noticed gutters overflowing in heavy rain and blocked outlets and hoppers, we can find out what’s behind it, on downpipes, outlets and hoppers and parapet and box gutters alike.

Some older homes in villages like South Heighton are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Do you need a gutter survey in South Heighton?

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.

Look out for signs like these:

  • Hoppers and outlets full of debris
  • Leaves and moss blocking gutters
  • Fascia boards damaged by overflowing water
  • Water spilling over the gutter edge

Landlords with a home close to Newhaven Town station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before booking

  • Whether you can ask questions once you have the report
  • How they plan to inspect the roof safely
  • Their track record with similar roofs
  • Whether the loft is part of the inspection

What a good roof survey covers

What we look for on each type of roof

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check the joints, brackets and falls.

South Heighton: your questions answered

How do I find out if my home in South Heighton is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does being near the coast affect roofs in South Heighton?

Often, yes. Within about 2 miles of the sea, as South Heighton is, metal fixings wear faster and gales find any loose ridge or slate.

Do you work in South Heighton?

Yes. We survey roofs across London and South East England, South Heighton included.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can a gutter survey explain damp on my walls?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so, based on what we can see.

Does the season matter for a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

South Heighton homes and their roofs

The coast is about 2 miles or less from South Heighton, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. The wider area around South Heighton has a long history of building, with Monk's House about 2.9 miles north-west. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Living close to Castle Hill is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. For site and facilities teams at buildings such as Denton Community Primary School and Nursery, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like South Heighton can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Clear the way to the loft hatch
  • Have any questions written down, so nothing gets missed
  • For flats, check roof access has been agreed

Related advice

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

What a gutter survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Pipes below ground level
  • The inside of a downpipe along its whole length
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey before you book. The full list of what we check.
