Hankham Gutter Survey
Gutter surveys in Hankham from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys.
- Joints that drip after rain
- Brackets that have dropped or snapped
- Water backing up from a hidden gutter
What happens if roof problems are left?
A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. In a place like Hankham, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

About our gutter survey in Hankham
Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We look at them as far as they can safely be seen using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you are worried about rotten fascias or stained soffits and gutters that have fallen out of line, we can find out what’s behind it.
In a village or hamlet like Hankham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

How it works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Hankham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.
- First, you tell us what you’ve seen, like overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Preparing for the visit
- Have any questions written down, so nothing gets missed
- Keep pets in another room
- For flats, make sure roof access has been agreed
Booking a survey
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.
Advice
Tips from our surveys
A few practical points come up again and again on our surveys. They apply to most roofs:
- Look for green streaks or damp patches on walls
- Watch ceilings under valley gutters for fresh marks
- Keep climbers away from the eaves
- Check from ground level or a window, not a ladder
The report comes with photos and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.
Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.

Hankham questions
Can a landlord with a rental near Pevensey & Westham station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or email us with the details.
Does a conservation area affect roof work in Hankham?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is a Saturday or Sunday visit possible?
Yes. Surveys are carried out seven days a week. Just call 07833 053749 or send us an email to arrange a day.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.
Do you need to get into the loft?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Do you check valley and parapet gutters?
Yes, as far as they can safely be seen. We look from vantage points, the roof space and the roof itself where safe and a drone where it applies.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Gutter surveys around Hankham
The coast is about 3 miles or less from Hankham, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. About 4.4 miles north-west lies Michelham Priory, a reminder of how long the area around Hankham has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If your house is among the older ones in the streets near St Luke's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Pevensey & Westham station may find that the gap between tenancies is a good time to have the roof looked at.
Hankham is about 3 miles north of Eastbourne, in East Sussex. Surveys in Hankham work the same way as everywhere we cover: a proper look at what can safely be seen, photos and a clear written report. Hankham is one of the places in East Sussex where we work. Brighton is in our area too.

What we are asked to look at in Hankham
Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and lets weeds take root.
A survey makes sense if you’ve noticed:
- Valley or box gutters that overflow inside
- Hoppers and outlets full of debris
- Sagging gutters and loose brackets
- Leaves and moss blocking gutters
For site and facilities teams at buildings like Hankham Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Before booking anyone
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Will they check the loft as well as the outside?
- Which limits apply to the survey
- Their report turnaround times
Prices for gutter surveys in Hankham
When we price a survey, we consider:
- Height and safe access
- The size of the roof
- Features like valleys, chimneys, dormers and parapets
- Commercial roofs and larger buildings
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
Helping us price your survey
Before you get in touch, it helps to have:
- Dates you are working to, like exchange
- Any photos you have, taken from the ground or a window
- The address and postcode of the property
- What’s prompted the survey
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or email us.
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
