About our gutter survey in Roser's Cross

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are downpipes that are split or coming away and gutters overflowing in heavy rain, across fascias and soffits, valley gutters and outlets and hoppers.

In a small place like Roser's Cross, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what isn’t.

What happens on the day

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey normally takes about 1–2 hours at a typical home, and more on a big or complicated roof. Older rural homes like those around Roser's Cross can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. The findings are written up with photographs and recommendations.

Local roofs in Roser's Cross

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Take an older house close to The Parish Church of All Saints: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Buxted station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Common roof problems in Roser's Cross

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.

It is worth booking a survey if you’ve seen:

  • Overflowing eaves gutters
  • Gutters that have fallen out of line
  • Leaking or loose downpipes
  • Water backing up from a hidden gutter

Homes near green spaces like Passingworth Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

What to expect from a roof survey

Roser's Cross: your questions answered

I let a flat near Buxted station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is Roser's Cross within the area you cover?

Yes, Roser's Cross is on our map. A small place gets exactly the same survey as a big one.

Can the survey be at a weekend?

Yes. Surveys are carried out on any day of the week. To find a day that suits, phone 07833 053749 or drop us an email.

How much is a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, call 07833 053749 or send us an email.

How long does a gutter survey take?

It typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. We will give you an idea when you book.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Check the loft with care after heavy rain
  • Note any damp stains below the gutters
  • Have overhanging branches cut back
  • Ask for valleys and parapet gutters to be cleared too

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email once it’s done.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

What this survey cannot tell you

A survey is a proper look at the gutter, but it can’t do everything. Its limits include:

  • The inside of a downpipe along its whole length
  • Gutters out of sight from every safe viewpoint
  • Underground drains, which need a CCTV drain survey

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. The full list of what we check.
