How a gutter survey works in Westfield

A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We survey eaves gutters, downpipes and fascias and soffits, and the problems we’re asked to look at most are cracked or loose downpipes and joints that drip after rain.

In a village or hamlet like Westfield, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How we price gutter surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The number of roofs, including extensions and garages
  • How big the roof is
  • Which survey package you book

Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for your roof before you book.

Booking your survey

To price your survey accurately, we will ask about:

  • Dates you’re working to, such as exchange
  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know
  • Photos of the roof, taken safely from the ground or a window

Getting a price is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Have overhanging branches cut back
  • Check from ground level or a window, not a ladder
  • Include valley, parapet and box gutters when clearing
  • Watch ceilings under valley gutters for fresh marks

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Have your gutters cleared at least once a year or more often near trees. The best time is typically after the leaves have dropped. Clean gutters can do their job.

Westfield: your questions answered

Do roofs near the sea, like those around Westfield, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you cover smaller places like Westfield?

Yes, Westfield is on our map. Villages and rural addresses get the same survey as a town house.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

Does the report include photographs?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How much is a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, ring 07833 053749 or email us.

Is a Saturday or Sunday visit possible?

Yes, weekend visits are possible as well as weekdays. To book, ring 07833 053749 or drop us an email.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere like Westfield needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Clear the way to the loft hatch
  • If it isn’t your property yet, arrange access through the agent

How to book

To book a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. We’ll confirm the price before booking.

Advice

Common roof problems in Westfield

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

Signs worth acting on include:

  • Fascia boards damaged by overflowing water
  • Overflowing valley or parapet gutters
  • Downpipes that are split or coming away
  • Leaks at the gutter joints

For an older house near a landmark such as The Parish Church of St John the Baptist, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a good roof survey covers

Surveys for landlords and agents in Westfield

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

Local roofs in Westfield

Westfield is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. The wider area around Westfield has a long history of building, with Durhamford Manor about 3.3 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you let a flat or house near Doleham station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Westfield School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it is safe to see.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip, and brackets can sag under load.
