- Failed seals around rooflight kerbs
- Cracked or split membrane
- Pools of water lying on the roof
Common roof problems in Westfield
Water that doesn’t drain sits on the roof and speeds up wear. It usually comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.
Things that frequently lead to a survey include:
- Failed upstands where the roof meets a wall
- Damaged trims at the roof edge
- Outlets choked with leaves and silt
- Blisters and bubbles in the covering
If your home is one of the older ones in the streets near The Parish Church of St John the Baptist, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Flat roof survey in Westfield
Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That is why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. If you’re worried about ponding water that doesn’t drain away and failed upstands where the roof meets a wall, we can find out what’s behind it, on mastic asphalt, EPDM rubber and GRP fibreglass alike.
Older buildings in small places like Westfield may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

Should I look at the roof myself first?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Flat roof surveys in Westfield: local notes
Westfield is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
For businesses in and around places such as Priory Meadow Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. Landlords with a home close to Doleham station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.
Westfield is about 3 miles north of Hastings, in East Sussex. We visit Westfield as part of our work across East Sussex, for houses, flats and commercial buildings. Across East Sussex, we cover Westfield. We also survey roofs in Maidstone.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
What we look for on each type of roof
Felt and built-up roofs
Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.
Mastic asphalt
With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.

How it works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two at most homes, or half a day or so for a commercial building. If you have questions on the day, just ask. For a village or hamlet like Westfield, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before the survey

Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Note any new marks on ceilings beneath the roof
- Keep clear of rooflights and fragile roof sheets
- Limit foot traffic on the covering
- Check the outlets after the leaves fall
Once we’ve been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
