Flat and commercial roofs around Cackle Street
With Durhamford Manor about 3.1 miles west, Cackle Street sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you own a rental within reach of Doleham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you look after a building like Brede Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For an older house near a landmark such as The Parish Church of St George, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Flat roof survey in Cackle Street
Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We are frequently asked to look into splits and cracks in the covering and loose or cracked edge trims, on EPDM rubber, single-ply membranes and upstands and outlets.
In a small place like Cackle Street, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we look for on each type of roof
Single-ply membranes
Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a close look.
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.
Should I look at the roof myself first?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Landlords, agents and block managers in Cackle Street
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.

The survey, step by step
We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Cackle Street, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.

What we cannot see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A structural engineer’s assessment of the deck
- A fixed date for when the roof will need replacing
- Asbestos testing, which needs a specialist asbestos surveyor
If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey. The full list of what we check.

Questions from Cackle Street
Is my home in Cackle Street listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Cackle Street?
We do. Villages and rural addresses get the same survey as a town house.
Will you walk on the flat roof?
We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.
Can you test old roof sheets for asbestos?
We don’t test for asbestos. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Do you look for flat roof leaks?
Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is looked at. Where nothing visible explains the leak, the report says what to try next.
Which flat roof coverings do you cover?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

What else we do in Cackle Street
Why get it checked now?
Ponding seldom gets better on its own. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Finding the cause now keeps more options open. Around Cackle Street, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.
Every price we give includes VAT, and the report isn’t charged as an extra. Flat roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
