Flat roof survey in Mill Corner

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We survey felt flat roofs, upstands and outlets and mastic asphalt, and people most often book us about water getting in at rooflights and gaps at upstands and abutments.

Some older homes in villages like Mill Corner are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Questions from Mill Corner

Do you cover Mill Corner?

Yes, Mill Corner is within the area we cover. We survey roofs across London and South East England. You can call 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.

Is Mill Corner within the area you cover?

Yes, Mill Corner is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Do you survey commercial flat roofs?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show.

Do you go up onto the roof?

Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. We don’t walk on fragile rooflights or sheeting.

What if it rains on the day?

It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.

Can you find where water is getting through my flat roof?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. Most visits take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Mill Corner needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Advice

What a flat roof survey looks like in Mill Corner

Historic houses such as Great Dixter, about 1.2 miles north, show how far back building in the area around Mill Corner goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

For site and facilities teams at buildings such as Northiam Church of England Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Doleham station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

When you need someone else

In fairness, a roof survey has limits:

  • Parts of the roof that aren’t safe to walk on or view
  • What’s under the membrane without opening it up
  • Structural calculations, which need a structural engineer

Roof types and parts we check

  • Upstands and outlets
  • Single-ply membranes
  • Mastic asphalt
  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Why get it checked now?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, while there’s still time to plan the work. In a small place like Mill Corner, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

What we look for on each type of roof

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

Practical tips

A little preparation and a few simple habits help. Our tips:

  • Note where water lies after a downpour
  • Keep people off the roof unless they need to be there
  • Clear roof outlets and gutters each autumn
  • Note any new marks on ceilings beneath the roof

Landlords, owners and managing agents can keep the report as a dated record of the roof. It’s useful when planning upkeep and setting budgets, and it gives a baseline to compare against next time.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
