Flat roof survey in Cripp's Corner

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. If you’re worried about gaps at upstands and abutments and edge trims that have lifted or split, we can find out what’s behind it, whatever the roof.

Somewhere as small as Cripp's Corner, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included as you book.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Cripp's Corner, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • Make sure we can get to the back of the property

Surveys for landlords and agents in Cripp's Corner

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or send us an email.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Why act early in Cripp's Corner

Flat roofs can’t normally be seen from the street, so they’re frequently overlooked. Owners frequently learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Around Cripp's Corner, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

FAQs for Cripp's Corner

Is Cripp's Corner in the area you cover?

We do. Every survey there gets the same written report with photographs.

Is my home in Cripp's Corner listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please ring 07833 053749 or drop us an email with the details.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.

What happens after the survey?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.

Flat roof surveys around Cripp's Corner

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. With Durhamford Manor about 1.5 miles south, Cripp's Corner sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For landlords with property near Robertsbridge station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. The streets around a church like St Marks Staplecross are often among the oldest in a place, and if your house is among the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking. If you look after a building such as Staplecross Methodist Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
