Gutter surveys for homes and businesses in Litlington

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, but we flag anything that could contain it. We’re often asked to look into leaking or loose downpipes and gutters overflowing in heavy rain, on parapet and box gutters, valley gutters and downpipes.

In a village or hamlet like Litlington, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

Where we can’t see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t.

Why act early in Litlington

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Outbuildings and barns around Litlington are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the exact price before booking.

Litlington homes and their roofs

Litlington lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live in an older home near The Parish Church of St Michael the Archangel, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Alfriston School: large buildings have long gutter runs and big roofs that need checking like any other.

Litlington is about 3 miles north-east of Seaford, in East Sussex. Anywhere in Litlington, we can come and survey your property, on a weekday, Saturday or Sunday. Our East Sussex coverage includes Litlington. Our Brighton page covers surveys nearby.

FAQs for Litlington

Is the coastal weather around Litlington hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

I let a flat near Berwick (Sussex) station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need.

How much time does the visit need?

It normally takes between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. You’ll know roughly how long when we arrange the visit.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

When to book a survey in Litlington

Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead is also a target for theft.

A survey makes sense if you’ve noticed:

  • Rotten fascias or stained soffits
  • Water spilling over the gutter edge
  • Choked outlets or hopper heads
  • Dripping or leaking gutter joints

If you let a flat or house near Berwick (Sussex) station, the gap between tenancies is a good time to have the roof looked at.

What to expect from a roof survey

How the survey changes by roof type

Cast iron gutters

A good many period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It’s inspected as far as safe access allows.

How it works

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. In a small place like Litlington, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

When you need someone else

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Asbestos testing of old gutters, downpipes or soffits
  • The inside of a downpipe along its whole length
  • Parts of gutters that can’t be seen safely

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. What a survey covers and does not.
