Your questions about gutter surveys in Pevensey Bay
Do you survey roofs for landlords with property near Pevensey Bay station?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.
Do roofs near the sea, like those around Pevensey Bay, take more of a battering?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Will you go up on the roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
What’s in the report?
Written findings with photographs, covering the condition of the gutter, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we will explain what’s needed.
How soon will I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.
Does the report include photos?
Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.
Gutter survey in Pevensey Bay: what you get
We survey gutters and rainwater systems in Pevensey Bay and right across London and the South East. On the day, we inspect everything that’s safely in view from ground level, windows, the loft space and the roof where it’s safe. A visit typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. The written report follows, with photographs and recommendations. We survey valley gutters, eaves gutters and downpipes, and the problems we are asked to look at most are blocked outlets and hoppers and gutters overflowing in heavy rain.
Houses in smaller places like Pevensey Bay can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What we do, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Homes around Pevensey Bay frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- We look in the loft space, where there’s safe access, for signs of water getting in.
- The findings are written up with photographs and recommendations.
Before we arrive
- Move anything stored under the loft hatch
- Let us know about any leaks, stains or damp patches you know of
- Agree roof access with the managing agent if it’s shared

Advice
How we price gutter surveys
Survey packages start from £150, including VAT. What you pay for your roof depends on:
- Building height and the viewpoints available
- Features like valleys, chimneys, dormers and parapets
- The number of roofs, including extensions and garages
- Whether thermal imaging or a drone is needed
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Helping us price your survey
We’ll typically ask about:
- How the loft is reached, if there is one
- Your timetable, such as an exchange date
- Where the property is, with the postcode
- Any stains, drips or damp patches you’ve seen indoors
Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or drop us an email to find out.
Practical tips
Most of what helps is simple and safe from the ground. Our suggestions:
- Get the gutters cleaned out every year
- Get trees that overhang the gutters trimmed
- Note any damp stains below the gutters
- Watch ceilings under valley gutters for fresh marks
For let and shared buildings, the report can go on file and use it to plan upkeep. The photos help when you explain the work to others.
Get the gutters cleared every year, and more frequently if trees overhang the roof. The best time is typically after the leaves have dropped. Clear gutters can carry water away as they should.
What we’re asked to look at in Pevensey Bay
Valley, parapet and box gutters are frequently lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead linings can also be stolen.
We’re frequently asked to look at:
- Cracked or loose downpipes
- Overflowing eaves gutters
- Brackets that have dropped or snapped
- Fascia boards damaged by overflowing water
If you own a rental within reach of Pevensey Bay station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Before booking anyone
- Whether the roof space is looked at, where there is one
- Whether any drone flown is registered with the CAA
- Their track record with similar roofs
- What the survey won’t cover
Roof by roof
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We look at the joints, brackets and falls.
Fascias and soffits
Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.
Pevensey Bay homes and their roofs
Pevensey Bay is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
If you live in an older home near St Wilfrid's Church Pevensey Bay, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Pevensey and Westham CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Honest limits
No survey can tell you everything, and it is better to know them up front. Bear these in mind:
- Blockages deep inside downpipes
- Pipes below ground level
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and does not.
