About our pre-purchase roof survey in Withdean

Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. Typical surveys look at roof slopes that look uneven or sagging and ponding, blisters or splits on a flat roof, across gutters and downpipes, natural slate and clay and concrete tiles.

Houses in smaller places like Withdean can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Ridges, verges and flashings are where that weather normally shows first. For a purchase or a new roof, those exposed edges are looked at closely. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

When to book a survey in Withdean

Gutter problems frequently look minor from the street. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.

We’re often asked to look at:

  • A ridge or slope that dips
  • Ponding, blisters or splits on a flat roof
  • Gutters choked with leaves and moss
  • Worn or lifted lead flashings

Preston Manor & Gardens lies about 0.6 miles south, so building around Withdean goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

What to check before booking

  • What the survey won’t cover
  • What experience they bring
  • Whether any drone flown is registered with the CAA
  • Which viewpoints they use to see the roof

Your questions about pre-purchase roof surveys in Withdean

Do roofs near the sea, like those around Withdean, take more of a battering?

It can do. Within about 2 miles of the sea, as Withdean is, metal fixings wear faster and gales find any loose ridge or slate.

Do you cover smaller places like Withdean?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

How long will you be at the property?

On site, it typically takes about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Will you need to get into the loft?

Ideally, yes. We look in the loft space where there’s safe access, and upstairs windows give useful views. The agent or seller can arrange entry.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

How the survey changes by roof type

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We say when the covering would need opening up to know more.

Natural slate

Older slate roofs frequently have bitumen felt under them, and very old ones may have none. From inside the loft space, we report what we can see of it.

What this survey can’t tell you

A survey is a close look at the roof, but it can’t do everything. The main limits are:

  • Structural calculations (that’s a structural engineer’s job)
  • The condition of the rest of the house (that’s a RICS home survey)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Chimney stacks
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Natural slate
  • Clay and concrete tiles
  • Lead flashings and valleys
  • The roof space

How the survey works

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. With a bit of garden around a house, as there often is around Withdean, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How to prepare

  • Agree roof access with the managing agent if it is shared
  • Let us know about any leaks, stains or damp patches you know of
  • Buyers: confirm access with the estate agent or seller

How to book

When you’re ready to go ahead, phone 07833 053749 or email us. We will suggest a package, agree the price and find a date, weekday or weekend.

Local roofs and buyers in Withdean

Withdean is within about 2 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

For an older house near a landmark such as St John the Evangelist's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Landlords with a home close to Preston Park station may find that a written report helps before buying a rental or paying for a new roof on one.
