Brunswick Flat Roof Survey
Flat roof surveys in Brunswick from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and the South East.
- Failed upstands where the roof meets a wall
- Dips that suggest the deck is deflecting
- Outlets that hold water back
Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Check ceilings under the roof for damp patches
- Limit foot traffic on the covering
- Keep clear of rooflights and fragile roof sheets
- Note where water lies after a downpour
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
Flat roof survey in Brunswick: what you get
Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you are worried about splits and cracks in the covering and dips that suggest the deck is deflecting, a survey will tell you what’s going on.
Outbuildings, garden rooms and garages in places like Brunswick frequently have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It is worth mentioning them when booking, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Your questions about flat roof surveys in Brunswick
Does a conservation area affect roof work in Brunswick?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do you look at commercial flat roofs near Brunswick, such as hotels?
Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you ahead of the visit.
Will you go up on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
What will the report tell me?
Written findings with photos, explaining the condition of the flat roof, any defects and our recommendations, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Do you work in Brunswick?
Yes. Our area covers London and South East England, and that includes Brunswick.
Will you photograph what you find?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
What do I do with the report?
You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

What this survey can’t tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A fixed date for when the roof will need replacing
- What’s under the membrane without opening it up
- Structural calculations, which need a structural engineer
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.
What this survey covers

What affects the price in Brunswick
To price your survey, we look at:
- Chimneys, valleys, parapets and other details
- If the survey needs thermal imaging or a drone
- Building height and the viewpoints available
- How big the roof is
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.
Helping us price your survey
We’ll usually ask about:
- Access details, like a loft hatch or a shared roof
- The kind of building and roof involved
- Your postcode, so we can check access and travel
- When you need the report by
Getting a price is simple: just call 07833 053749 or use the contact form and give us some details about the property and we’ll recommend the right survey. The price is agreed up front.
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
How it works
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It normally takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Parking around Brunswick is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We check the roof from wherever it can safely be seen.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there is access.
- The findings are written up with photographs and recommendations and emailed to you.
Preparing for the visit
- Jot down any questions you want answered
- Dig out any old roof reports or invoices
- Clear the way to the loft hatch

Flat roof surveys in Brunswick: local notes
Brunswick lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Royal Pavilion, about 0.7 miles east, is one of the historic houses in the wider area around Brunswick. If your home is older, its flat-roofed extension or dormer may be on its second or third covering. For site and facilities teams at buildings like St Mary Magdalen Catholic Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you look after a shop, office or commercial unit, for instance near Churchill Square, outlets and upstands on commercial flat roofs are the places to check before trouble starts.
