Common roof problems in West Blatchington

Ponding keeps the covering wet and wears it faster. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.

Things that often lead to a survey include:

  • Blisters and bubbles in the covering
  • Loose or cracked edge trims
  • Gaps at upstands and abutments
  • Splits and cracks in the covering

Landlords with a home close to Aldrington station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Questions to ask before you book

  • Their insurance cover
  • What’s outside the scope of the survey
  • How long they’ve been surveying roofs
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

Flat roof surveys for homes and businesses in West Blatchington

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. If you’re worried about blisters and bubbles in the covering and outlets choked with leaves and silt, a survey will tell you what’s going on.

Around West Blatchington, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when booking. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Honest limits

A survey is a proper look at the flat roof, but it can’t do everything. Its limits include:

  • A structural engineer’s assessment of the deck
  • The condition of the deck or insulation hidden under the covering
  • Fragile surfaces, which we do not walk on

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • Single-ply membranes

  • EPDM rubber
  • Felt flat roofs
  • Mastic asphalt
  • GRP fibreglass

What we do, step by step

Once we’ve finished looking, we write up our findings as a report with photographs, sent to you by email. As for time on site, it usually takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. A visit to West Blatchington is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before we arrive

How the survey changes by roof type

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.

What you can safely check yourself

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Local flat roofs in West Blatchington

The coast is about 2 miles or less from West Blatchington, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

If you run a business near Churchill Square, a flat roof over a business is out of sight and out of mind until it leaks. Take a building like Aldrington CofE Primary School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

FAQs for West Blatchington

Do you cover smaller places like West Blatchington?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Is the coastal weather around West Blatchington hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is checked. Where nothing visible explains the leak, the report says what to try next.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

What insurance do you have?

We hold professional indemnity and public liability insurance.

What happens next?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Before and after the survey

You don’t need to be a roofer to help. What helps most:

  • Have the roof looked at again after a severe storm
  • Limit foot traffic on the covering
  • Never stand on rooflights or fragile sheeting
  • Note the date and type of any roof work

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.
