What we cannot see

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • A promise that the roof won’t leak in future
  • Whether old sheeting or boards contain asbestos
  • What’s under the membrane without opening it up

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. The full list of what we check.

Roof types and parts we check

  • GRP fibreglass

Flat roof surveys for homes and businesses in Moulsecoomb

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. Common reasons to book are blistering in felt or asphalt and leaks around rooflights, across felt flat roofs, single-ply membranes and GRP fibreglass.

In smaller places like Moulsecoomb, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it’s covered in, and how well it was laid, decides what it needs. From an upstairs window, look for standing water, splits and edges coming away.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

Common questions in Moulsecoomb

Is my home in Moulsecoomb listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is Moulsecoomb within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

How many years has my flat roof got left?

A precise figure is not something we give, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

Can you test old roof sheets for asbestos?

Asbestos testing isn’t part of our survey. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

What do I do with the report?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How long will you be at the property?

Time on site depends on the roof, but most surveys take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What happens on the day

Every roof is different, but as a rough guide the survey takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. You are welcome to ask questions while we are there. Some parts of a survey depend on the weather, so a visit to Moulsecoomb is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

Advice

Leave it or get it looked at?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. Blocked gutters on homes around Moulsecoomb overflow and soak walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Flat roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

How we price flat roof surveys

All our prices include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What to tell us when you get in touch

Getting the details right at the start saves time. Please include:

  • Any deadline, like an exchange date
  • What’s prompted the survey
  • Any photos you have, taken from ground level or a window
  • The kind of building and roof involved

If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, phone 07833 053749 or use the contact form.

Flat roof surveys in Moulsecoomb: local notes

Moulsecoomb is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

For businesses in and around places such as Churchill Square, the flat roofs over shops and commercial units are worth checking before a leak, not after. Preston Manor & Gardens, about 1.8 miles west, is one of the historic houses in the wider area around Moulsecoomb. If your home is older, its flat-roofed extension or dormer may be on its second or third covering. Anyone responsible for a site like Moulsecoomb Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
