Flat Roof Survey in Falmer
We take a careful look at the flat roof at your property in Falmer, with photos and a written report.
- Splits and cracks in the covering
- Water getting in at rooflights
- Loose or cracked edge trims
Flat roof survey in Falmer: what you get
Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please ring 07833 053749 or use the contact form with the address and an idea of the roof’s size. We’re often asked to look into water getting in at rooflights and blisters and bubbles in the covering, across upstands and outlets, single-ply membranes and EPDM rubber.
Somewhere as small as Falmer, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What happens on the day
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely. The survey usually takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Falmer often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You tell us about the roof, its covering if you know it, and any leaks.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there is safe access, we look at the ceilings and spaces below for signs of water.
- The findings are written up with photographs and recommendations and emailed to you.
Before the survey
- Keep pets out of the way during the survey
- If it isn’t your property yet, arrange access through the agent
- For a flat or shared roof, check access with whoever owns or manages the building

Advice
Questions from Falmer
Do you cover smaller places like Falmer?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
How do I find out if my home in Falmer is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
What’s in the report?
A photo-illustrated written report, explaining the condition of the flat roof, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Are you structural engineers?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
How long is the visit?
It normally takes between one and two hours for a small flat roof at home, and longer for a large commercial one. We’ll confirm the timing when booking.
Does the report include photographs?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
What we’re asked to look at in Falmer
Flat roofs often get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.
Most people get in touch after spotting one of these:
- Gaps at upstands and abutments
- Dips that suggest the deck is deflecting
- Edge trims that have lifted or split
- Splits and cracks in the covering
If you look after a building like Brighton Aldridge Community Academy, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.
Before you book any roof surveyor

Roof by roof
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.
Flat roof surveys around Falmer
Falmer is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. About 3.5 miles south-west lies Preston Manor & Gardens, a reminder of how long the area around Falmer has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Falmer station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you own one of the older houses in the streets near The Parish Church of St Lawrence, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Prices for flat roof surveys in Falmer
All our prices include VAT. What changes the price is:
- How many separate roofs there are, such as extensions, dormers and garages
- Height and safe access
- Roof area
- Whether you choose the Basic, Standard or Premium Survey
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.
What to let us know when you get in touch
Getting the details right at the start saves time. It is useful to include:
- Any photos you have, taken from the ground or a window
- Where any leaks, stains or damp patches show inside
- Access details, such as a loft hatch or a shared roof
- Your timetable, such as an exchange date
If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Why get it checked now?
Flat roofs can’t typically be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. For older village homes like those around Falmer, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both with VAT included. We confirm the exact price before you book.
