Flat roof surveys near Iford

About our flat roof survey in Iford

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you are worried about splits and cracks in the covering and dips that suggest the deck is deflecting, a survey will tell you what’s going on, on EPDM rubber, upstands and outlets and GRP fibreglass alike.

In a village or hamlet like Iford, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Different roofs, different checks

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photographs.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

Common roof problems in Iford

The details are often where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

Typical things we are asked to look at include:

  • Blocked or damaged outlets
  • Upstands pulling away from walls
  • Standing water left after rain
  • Splits and cracks in the covering

Landlords with a home close to Lewes station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What a good roof survey covers

Why act early in Iford

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. For older village homes like those around Iford, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • Plain-English reports with photos
  • Weekday and weekend surveys
  • PI and public liability insurance
  • Packages from £150, including VAT

How we price flat roof surveys

A few things affect what a survey costs:

  • Whether it is a home or a commercial building
  • The number of roofs, including extensions and garages
  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for your survey before booking.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • When you need the report by
  • The style of property, from a terrace to a block
  • The address and postcode of the property
  • Where water is showing inside, if it is

For a price for flat roof surveys in Iford, ring 07833 053749 or send us an email. A few details about the property and the roof help us price the survey accurately.

How the survey works

Every roof is different, but as a rough guide the survey takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. You’re welcome to ask questions while we are there. Around Iford, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Agree roof access with the managing agent if it is shared
  • Clear the way to the loft hatch

Book a survey

Booking is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.

Advice

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Flat roofs in Iford

Iford is within about 4 miles of the coast, so there is more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. About 1.4 miles south-east lies Monk's House, a reminder of how long the area around Iford has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

Anyone responsible for a site like Iford and Kingston Church of England Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If your house is among the older ones in the streets near St Pancras Church (Kingston near Lewes), any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Iford is about 2 miles south of Lewes, in East Sussex. Iford gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Across East Sussex, we cover Iford and the places around it.

Postcode districts we cover here for flat roof surveys: BN7. If you are just outside Iford, we cover Kingston near Lewes (1 mile north-west), Northease (1 mile south-east), Rodmell (1 mile south-east), Southover (2 miles north-east) and Lewes (2 miles north). Within a short drive, we also cover Eastbourne (14 miles east), Seaford (7 miles south-east), Hailsham (12 miles east), Uckfield (10 miles north-east), Newhaven (5 miles south-east) and Peacehaven (4 miles south).

Landmarks near Iford

We work in homes and buildings around Juggs Arms Public House, Priory School and Railway Land, among other places. The closest station to Iford is Lewes station, roughly 1.7 miles north-east. A little further out are Lewes Castle (1.7 miles north-east) and Brighton And Hove Albion Football Club Museum (3.3 miles west). Green spaces nearby include Offham Hill and Southerham Farm.

Your questions about flat roof surveys in Iford

Do roofs near the sea, like those around Iford, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you cover smaller places like Iford?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

What do I do with the report?

The report arrives by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How much is a survey?

Prices start from £150, including VAT. You will know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or drop us an email.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so phone 07833 053749 or use the contact form with the address.

Is a flat roof survey the same as a building survey?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.
