Iford questions
Does a conservation area affect roof work in Iford?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Does being near the coast affect roofs in Iford?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows, and Iford is within about 4 miles of the coast.
At what stage of buying should I get the roof surveyed?
The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.
Do you need to go inside the property?
Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.
How experienced are you?
Over 20 years and more than 5,000 surveys.
How do I arrange a pre-purchase roof survey in Iford?
It’s easiest to call 07833 053749 or email us. Give us the address and some details about the roof. We survey on weekdays, Saturdays and Sundays.
Do you use drones?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
Pre-purchase roof survey in Iford
Some roofs cannot be seen well from the ground or from windows. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. Typical surveys look at cracked flaunching or crumbling chimney pointing and damp timbers or stains in the loft, on natural slate, the roof space and clay and concrete tiles.
Being in a small place like Iford makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Why act early in Iford
It’s tempting to skip the roof to keep a sale moving. We visit seven days a week, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. In a place like Iford, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

What we do, step by step
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two at a typical house, with time for the loft where it can be reached. Rural addresses near Iford can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the loft space is agreed ahead of time.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Have any paperwork from past roof work to hand
- For flats, make sure roof access has been agreed
- Let us know about parking near the property
Booking a survey
A quick phone call is normally the easiest start: phone 07833 053749 or email us. You will have a price before anything is arranged.
Advice
What a pre-purchase roof survey doesn’t cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- What’s under the slates, tiles or felt
- A structural engineer’s report
- Walls, floors, services and rooms below the roof
If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What our survey covers.
Roofs we survey in Iford
- Chimney stacks
- Clay and concrete tiles
- Lead flashings and valleys
- Natural slate
- Flat-roofed extensions and dormers
- The roof space
- Gutters and downpipes
Local roofs and buyers in Iford
The coast is about 4 miles or less from Iford, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
If you live in an older home near St Pancras Church (Kingston near Lewes), the roof may have had decades of patch repairs, and the survey shows where they are. Historic houses such as Monk's House, about 1.4 miles south-east, show how far back building around Iford goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. If you let a flat or house near Lewes station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What affects the cost of pre-purchase roof surveys
When we price a survey, we consider:
- Whether you choose the Basic, Standard or Premium Survey
- Whether it is a home or a commercial building
- If the survey needs thermal imaging or a drone
- Roof area
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
What to tell us when you contact us
We’ll typically ask about:
- Where water is showing inside, if it is
- Access details, like a loft hatch or a shared roof
- The reason for the survey, like buying, a leak or storm damage
- The property’s address and postcode
When you’re ready to go ahead, call 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
What you can safely check yourself
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Surveys for landlords and agents in Iford
Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
