Pre-Purchase Roof Survey in Horsebridge
We carry out pre-purchase roof surveys in Horsebridge and the rest of Hampshire. We survey on weekdays and at weekends.
- Sagging ridge lines or uneven roof slopes
- Patch repairs that may hide an ongoing problem
- Damp timbers or stains in the loft
Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Ask the agent to check the loft hatch can be opened
- For a flat, check who is responsible for the roof
- Notice patches of new decoration in top-floor rooms
- Ask for any paperwork for recent roof work
Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.
Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.
How a pre-purchase roof survey works in Horsebridge
A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you’ll be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. We survey chimney stacks, natural slate and clay and concrete tiles, and the problems we’re asked to look at most are slates or tiles that have slipped or gone and gutters that overflow or drip at the joints.
Being in a small place like Horsebridge makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roof by roof
Gutters and parapets
Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.
Flat roofs
A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.
How the survey works
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes an hour or two at most homes, though large, tall or awkward roofs take more time. For a village or hamlet like Horsebridge, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Getting ready for the survey
- Make sure we can get to the back of the property
- Make sure pets are kept safely away
- Buyers: confirm access with the estate agent or seller

Why get it checked now?
Sellers are not always aware of roof problems. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now, whatever anyone remembers. In a place like Horsebridge, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Your questions about pre-purchase roof surveys in Horsebridge
Is Horsebridge within the area you cover?
Yes. Horsebridge is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
How do I find out if my home in Horsebridge is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
How long does a pre-purchase roof survey take?
Allow an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll confirm what to expect when we arrange the visit.
Can you survey in bad weather?
It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.
Can you survey at the weekend?
We carry out surveys seven days a week. To arrange a date, call 07833 053749 or email us.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Tell us about it when booking and we’ll explain what’s needed.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Honest limits
Before you book, it is worth knowing what a survey will not do:
- The condition of the rest of the house (that’s a RICS home survey)
- Whether the price should change, which is between you and the seller
- Defects hidden under coverings or inside walls without opening up
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.
Roof types and parts we check
- The roof space
- Gutters and downpipes
- Chimney stacks
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Natural slate
- Lead flashings and valleys
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Pre-purchase roof surveys in Horsebridge: local notes
Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Mottisfont Abbey lies about 2.5 miles south-west, so building around Horsebridge goes back a long way. If you are buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing. If you live in an older home near Church of St James, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you let a flat or house near Mottisfont & Dunbridge station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
