When to book a survey in Leckford

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

People typically book a survey after spotting something like this:

  • Ponding, splits or blisters on flat roofs
  • Lifted, split or missing lead flashings
  • Loose chimney pots
  • Cracked mortar along the ridge

If you live near a park like Longstock Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

What a roof survey includes

Roof surveys for homes and businesses in Leckford

Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. We survey clay and concrete tiles, chimney stacks and the roof space, and people most often book us about loose chimney pots and torn or sagging underlay.

In a small place like Leckford, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Why act early in Leckford

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry. For older village homes like those around Leckford, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Roof surveys around Leckford

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

For site and facilities teams at buildings such as Test Valley School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of St Nicholas: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Your questions about roof surveys in Leckford

How do I find out if my home in Leckford is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Leckford in the area you cover?

Yes, Leckford is one of the places we work. The survey and report are the same in Leckford as anywhere else.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Which days do you carry out surveys?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or drop us an email.

Do you go up on the roof?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where it applies.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Will the report say how many years my roof has left?

We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Tips that help

From years of surveys, a few habits stand out:

  • Tell us about any leaks or stains you’ve seen
  • Have details of recent roof work to hand
  • Check we can open the loft hatch
  • Mention any flat roofs as well as the main roof

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.

Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

The survey, step by step

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Leckford, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Getting ready for the survey

Advice

Checking the roof from the ground

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
