Drone roof survey in Broughton: what you get

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on, like old slate, clay tiles or cement sheets. The roof is photographed without being disturbed. Before the visit, we check the address for any airspace restrictions that apply. We’ll tell you if another approach would work better. We’re frequently asked to look into slipped or missing slates on a high roof and lead work pulling away at abutments, across valleys and parapet gutters, chimney stacks and fragile roofs.

Some older homes in villages like Broughton are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.

After the visit, you get a report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Questions from Broughton

Are there drone restrictions around Broughton?

Normally it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first. High wind or heavy rain also stops a small drone flying.

Do you cover smaller places like Broughton?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

What’s the best way to book?

The quickest way is to call 07833 053749 or email us. Let us know the address and a little about the roof, and we will suggest the right survey. Surveys run on weekdays and at weekends.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or email us.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Drone roof surveys around Broughton

Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help.

Mottisfont Abbey, about 3.9 miles south, is one of the historic houses in the wider area around Broughton. A drone or thermal survey does not involve any work on the roof, which suits older buildings. If you look after a building such as Broughton Primary School, big roofs are where close-up aerial shots and thermal images show the most at once. Take an older house close to Church of St Mary the Virgin: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Broughton is about 8 miles north-west of Romsey, in Hampshire. Bookings from Broughton are handled just like any other: get in touch, agree the price and pick a day. Broughton is one of the places in Hampshire where we work. There’s also a page for Southampton.

How the survey changes by roof type

Large commercial roofs

Cement sheet roofs on buildings from before 2000 may contain asbestos. We don’t test for it, but we flag it and recommend a specialist asbestos surveyor.

Chimney stacks

From the air, a lean or a loose pot is easy to see. Each defect is photographed for the report.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Photos in conditions too poor to fly
  • Neighbouring roofs the owner hasn’t asked us to survey
  • What’s under the slates, tiles or felt

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Roofs we survey in Broughton

  • Tall and steep roofs
  • Chimney stacks
  • Valleys and parapet gutters
  • Fragile roofs
  • Flat roofs on upper floors
  • Large and complex roofs

The survey, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes between one and two hours at a house, including the airspace and weather checks before take-off. Somewhere like Broughton needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First, we check whether a drone is the right tool.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. We also look inside the loft space where it is safe.
  5. The report sets out what we found, with photos and recommendations.

Getting ready for the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Keep pets inside or away from the areas we are looking at
  • Leave a clear route to the loft

Why get it checked now?

On a tall building, problems are often found only when water comes in. By then, timbers, ceilings and insulation may be wet. Looking from above picks up the early signs. Around Broughton, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
