Pre-purchase roof survey in Ashley: what you get

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, including VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you’re buying. All three include a report with photographs and recommendations. We survey chimney stacks, flat-roofed extensions and dormers and gutters and downpipes, and the problems we’re asked to look at most are cracked flaunching or crumbling chimney pointing and flashings that have lifted or split.

For a small place like Ashley, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Do you need a pre-purchase roof survey in Ashley?

Rear extensions, dormers and garages often have flat roofs. A felt roof frequently lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.

These are some of the problems a survey can pick up:

  • Flashings that have lifted or split
  • Sagging ridge lines or uneven roof slopes
  • Gutters choked with leaves and moss
  • Damp timbers or stains in the loft

The streets around a church such as St Mary's Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Before you book anyone

  • Which limits apply to the survey
  • How long they’ve been surveying roofs
  • Whether VAT is in the quoted price

What a good roof survey covers

How it works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about one to two hours on an ordinary house, and longer for a large or complex roof. Older roofs in small places like Ashley can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Keep pets inside or away from the areas we’re looking at
  • Mention any parking restrictions on your street

Advice

Leave it or get it looked at?

A mortgage valuation isn’t a roof survey. Its job is to check the property’s value for the mortgage, and it will not look closely at the roof. Our survey is done for you. In a small place like Ashley, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Ask the agent to make sure the loft hatch can be opened
  • Give your solicitor a copy of the report
  • Mention any deadline when you get in touch
  • Don’t leave it until just before exchange

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

Your questions about pre-purchase roof surveys in Ashley

Will you come out to Ashley?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is my home in Ashley listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you survey at the weekend?

Surveys run on any day of the week. To arrange a date, phone 07833 053749 or send us an email.

How do I book a survey in Ashley?

To arrange a survey, call 07833 053749 or email us and let us know the address and what you’d like to know. We will confirm the price and find a day that suits.

Will you climb onto the roof?

Where it is safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

Local roofs and buyers in Ashley

Mottisfont Abbey, about 4.3 miles south-west, is one of the historic houses in the wider area around Ashley. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

For landlords with property near Mottisfont & Dunbridge station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
