Pre-purchase roof survey in Hound

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is frequently not the individual flat owner. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we look at that too where access allows. Typical surveys look at sagging ridge lines or uneven roof slopes and worn or lifted lead flashings, on gutters and downpipes, lead flashings and valleys and natural slate.

Somewhere as small as Hound, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Prices for pre-purchase roof surveys in Hound

We confirm the price for your roof before booking. This is what makes a difference:

  • Whether you choose the Basic, Standard or Premium Survey
  • The number of roofs, including extensions and garages
  • The roof’s overall size
  • The use of thermal imaging or a drone

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

A little information up front helps. Please include:

  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, like an exchange date
  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work

For a price for pre-purchase roof surveys in Hound, call 07833 053749 or send us an email. The address, the type of property and what you want to find out help us give you an accurate price.

What happens if roof problems are left?

After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Where a roof is exposed, as many are in small places like Hound, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

Why us?

  • Customer satisfaction of 98%
  • We hold a CAA Flyer ID and Operator ID
  • Photographs and a written report every time
  • Drones and thermal imaging where it applies

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours at a typical house, with time for the loft where it can be reached. In a hamlet or village like Hound, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Jot down any questions you want answered
  • Check pets are kept safely away
  • Clear the way to the loft hatch

Once you know what you need, phone 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.

Related advice

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Hound homes and their roofs

Hound is within about 1 mile of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Medieval Merchant's House, about 3.4 miles north-west, is one of the historic houses in the wider area around Hound. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

If your house is among the older ones in the streets near Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Hound is about 3 miles east of Hythe, in Hampshire. In Hound, as across Hampshire, every roof gets the same careful survey. Hound is one of the towns and villages in Hampshire we cover.

We cover every part of SO31 for pre-purchase roof surveys and the streets around it. Streets in the area include Hound Road, Hound Road Gardens and Hound Close. Common roof problems in Hound

Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.

Things that often lead to a survey include:

  • Chimney mortar that has eroded
  • Blistered or split felt on a flat roof
  • Signs of past leaks inside the loft
  • Blocked or leaking gutters

Landlords with a home close to Netley station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

  • Which viewpoints they use to see the roof
  • What’s outside the scope of the survey
  • What insurance they carry

Common questions in Hound

Is the coastal weather around Hound hard on roofs?

It can do. Hound is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How do I find out if my home in Hound is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

What’s the best way to book?

It is easiest to ring 07833 053749 or send us an email. Give us the address and a few details about the roof. We survey on weekdays and at weekends.

How long does a pre-purchase roof survey take?

Allow an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll confirm what to expect when we arrange the visit.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.

Landlord and commercial surveys in Hound

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the survey around it.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.
