How a pre-purchase roof survey works in Filmore Hill

Book after your offer is accepted and before exchange. At that point you can still ask questions, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you are worried about ponding, blisters or splits on a flat roof and old water stains in the roof space, we can find out what’s behind it, on clay and concrete tiles, gutters and downpipes and natural slate alike.

Some older homes in villages like Filmore Hill are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes an hour or two at a typical house, with time for the loft where it can be reached. For a village or hamlet like Filmore Hill, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Preparing for the visit

  • Leave side gates unlocked
  • Make sure the loft hatch can be reached
  • Make sure pets are kept safely away

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or drop us an email.

When you need someone else

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Whether the price should change, which is between you and the seller
  • Faults hidden behind ceilings, boards or coverings

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

Pre-purchase roof surveys in Filmore Hill: local notes

The wider area around Filmore Hill has a long history of building, with Hinton Ampner House about 4.2 miles west. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as Holy Trinity Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What affects the cost of pre-purchase roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The shape of the roof and its details
  • House, block, shop or office
  • How big the roof is
  • Building height and the viewpoints available

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Booking your survey

Before you get in touch, it helps to have:

  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • Any photos you have, taken from the ground or a window
  • Your timetable, such as an exchange date

Pre-purchase roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or send us an email with the details.

How the survey changes by roof type

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs frequently last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.

Natural slate

Older slate roofs frequently have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Check we’ll be able to get into the roof space
  • Mention any deadline when you get in touch
  • Ask the seller about past roof repairs
  • Ask for any paperwork for recent roof work

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.

Common questions in Filmore Hill

How do I find out if my home in Filmore Hill is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you come out to Filmore Hill?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you go up on the roof?

Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. On Premium, a drone is used where applicable.

What’s the best way to book?

Just ring 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Should I get a roof survey as well as a RICS home survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
