Independent pre-purchase roof surveys in Twyford

Buying a home or a new roof in Twyford

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most.

If you own a rental within reach of Shawford station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Pre-purchase roof survey in Twyford: what you get

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is often not the individual flat owner, with costs often passed on through the service charge. We look at as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it’s checked as far as access allows. We are often asked to look into sagging ridge lines or uneven roof slopes and slipped or missing slates and tiles, across clay and concrete tiles, chimney stacks and the roof space.

For a small place like Twyford, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

How it works

After the inspection, everything we found is written up as a written report with photos, sent to you by email. As for time on site, most surveys take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Twyford often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed ahead of time.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Make sure the loft hatch can be reached
  • If you are buying, let the agent know when we are coming
  • Agree roof access with the managing agent if it is shared

Signs you need a pre-purchase roof survey in Twyford

Chimneys take the worst of the weather. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.

Typical things we are asked to look at include:

  • Sagging ridge lines or uneven roof slopes
  • Patch repairs that may hide an ongoing problem
  • Blistered or split felt on a flat roof
  • Worn or lifted lead flashings

If yours is one of the older homes in the streets near Church of St Mary, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

What to check before booking

  • What exactly goes into their report
  • Which viewpoints they use to see the roof
  • Whether you can ask questions once you have the report
  • How soon the report will arrive

Tips that help

Over many surveys, some simple habits stand out:

  • Mention any deadline when you contact us
  • Arrange the survey as soon as your offer is agreed
  • Request records of any re-roofing
  • Ask for loft access on the day

Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.

Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

What happens if roof problems are left?

It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. For an older or listed building in a place like Twyford, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Different roofs, different checks

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

Natural slate

Many older homes in London and the South East have slate roofs. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photographs.

Questions from Twyford

Is drone flying allowed in Twyford?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around Southampton Airport comes within about 2 miles of Twyford. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.

Is my home in Twyford listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

What’s the best way to book?

Simply call 07833 053749 or use the contact form. We will ask a few questions, confirm the price and agree a date.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Is a roof survey worth having alongside a home survey?

It is your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
