Roof surveys in Twyford

About our roof survey in Twyford

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. Typical surveys look at flashings that have come away from the wall and slates or tiles that have slipped or broken, across lead flashings, clay and concrete tiles and flat roofs.

In a village or hamlet like Twyford, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Should I look at the roof myself first?

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Look for debris in the garden after high winds
  • Mention any damp patches as you book
  • Photograph stains when they appear
  • Move stored items away from the loft hatch

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Twyford often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Jot down any questions you want answered
  • Make sure pets are kept safely away

How to book

Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or send us an email.

Twyford homes and their roofs

Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you look after a building such as Twyford St Mary's Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Church of St Mary: its chimney, valleys and lead work are likely to be the parts that need attention first.

Honest limits

It is a careful look at the roof, not the whole story. The main limits are:

  • Faults hidden behind ceilings or boarding
  • How the roof will behave in every kind of weather
  • Walls, floors and services below the roof

Twyford: your questions answered

Do you cover smaller places like Twyford?

Yes, Twyford is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Is drone flying allowed in Twyford?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around Southampton Airport comes within about 2 miles of Twyford. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

What does a roof survey cost?

Prices start from £150, including VAT. We confirm the exact price before you book, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or email us.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you inspect the roof from on top?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.

Can you tell me how long my roof will last?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Do you need a roof survey in Twyford?

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Things that often lead to a survey include:

  • Torn or sagging underlay
  • Worn lead at chimneys and abutments
  • Gaps in the roof where coverings have gone
  • Gutters that overflow in heavy rain

If you own a rental within reach of Shawford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
