Pre-purchase roof survey in Ramsdean: what you get

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a proper look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there’s safe access. The findings come in a written report with photos. We’re frequently asked to look into old water stains in the roof space and quick fixes on flashings and valleys, on chimney stacks, lead flashings and valleys and clay and concrete tiles.

For a small place like Ramsdean, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for most houses, and more on a big or complicated roof. You’re welcome to ask questions while we are there. Older rural homes like those around Ramsdean can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • If you’re buying, let the agent know when we are coming
  • Point out any leaks or damp patches

When you need someone else

In fairness, there are limits to any roof survey:

  • A valuation or a promise of a lower price
  • Structural calculations (that is a structural engineer’s job)
  • Asbestos testing of any kind

If in doubt, call 07833 053749 or email us and we will recommend the right survey. What our survey covers.

What we look at

  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • The roof space
  • Natural slate
  • Chimney stacks
  • Lead flashings and valleys
  • Gutters and downpipes

Local roofs and buyers in Ramsdean

Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark such as Church of St John the Evangelist, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

How the survey changes by roof type

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.

Chimney stacks

Our chimney check is a visual one, and it is not a flue or gas safety check. If a flue needs testing, we will suggest who to ask.

Rented homes, blocks and businesses

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or email us.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

What we are asked to look at in Ramsdean

Most viewings never get near the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, so a closer look is worth having before you commit.

Signs worth acting on include:

  • Blocked or leaking gutters
  • Slipped or missing slates and tiles
  • Damp timbers or stains in the loft
  • Roof slopes that look uneven or sagging

For landlords with property near Petersfield station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Choosing a roof surveyor

  • Whether the price includes VAT
  • When you will get the report
  • How they plan to inspect the roof safely
  • What the survey won’t cover

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Mention any deadline when you get in touch
  • Ask whether there are papers for past roof work
  • Give your solicitor a copy of the report
  • For a flat, check who is responsible for the roof

The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. If anything in the report isn’t clear, ask us.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.

FAQs for Ramsdean

Does a conservation area affect roof work in Ramsdean?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Ramsdean in the area you cover?

Yes, Ramsdean is within the area we cover. Our area covers London and the South East. Just call 07833 053749 or send us an email and let us know about the property.

How soon is the report ready?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Can you survey in bad weather?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
