Pre-purchase roof surveys near Weston

Do you need a pre-purchase roof survey in Weston?

Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

Here are some of the things we see frequently:

  • Signs of past leaks inside the loft
  • A ridge or slope that dips
  • Bitumen or mortar used in place of proper repairs
  • Slipped or missing slates and tiles

If you own a rental within reach of Petersfield station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What to check before booking

  • How much experience they have with roofs like yours
  • Their drone registration, if they fly one
  • Which limits apply to the survey
  • Which parts of the roof they’ll actually see

What a roof survey includes

Pre-purchase roof surveys for homes and businesses in Weston

A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you’re buying. All three include a written report with photos and recommendations. We survey gutters and downpipes, lead flashings and valleys and natural slate, and the problems we are asked to look at most are worn or lifted lead flashings and sagging ridge lines or uneven roof slopes.

Being in a small place like Weston makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What we look for on each type of roof

Gutters and parapets

The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs, along with fascias and soffits.

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. Blocked outlets are checked as well.

Pre-purchase roof surveys in Weston: local notes

Historic houses like Uppark, about 4 miles south-east, show how far back building in the area around Weston goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

Weston is about 1 mile south-west of Petersfield, in Hampshire. From houses to flats and shops in Weston, the roof can be surveyed on a weekday or at the weekend. Our area takes in places right across Hampshire, from the larger towns to small villages. For surveys nearby, see our Portsmouth page.

What a pre-purchase roof survey does not cover

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Walls, floors, services and rooms below the roof
  • What’s under the slates, tiles or felt

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Natural slate
  • Gutters and downpipes
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Lead flashings and valleys
  • The roof space

Your questions about pre-purchase roof surveys in Weston

How do I find out if my home in Weston is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like Weston?

Yes, Weston is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we’ll help you choose.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Can you survey in bad weather?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

Do you inspect the roof from on top?

Only where it’s safe to do so. Much of the inspection is done from ground level, from windows and from the loft space. On Premium, a drone is used where applicable.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photographs. It does not cover the rest of the property, which a RICS survey does.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. It usually takes about one to two hours at a typical house, with time for the loft where it can be reached. Somewhere like Weston needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

How to prepare

  • If you are buying, let the agent know when we are coming
  • Have any questions written down, so nothing gets missed
  • Unlock side gates and any roof access doors

Advice

Checking the roof from ground level

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Share the report with your solicitor
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask the agent to make sure the loft hatch can be opened
  • Ask when the roof was last worked on

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
