Pre-purchase roof surveys for homes and businesses in West Marden
Some roofs cannot be seen well from the ground or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, and the report arrives the same day. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. Common reasons to book are a ridge or slope that dips and slipped or missing slates and tiles, on lead flashings and valleys, clay and concrete tiles and gutters and downpipes.
For a small place like West Marden, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

FAQs for West Marden
Do you cover West Marden?
Yes. Our area covers London and South East England, and West Marden is part of that. You can ring 07833 053749 or email us with the address and a few details.
Is West Marden within the area you cover?
Yes, West Marden is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Can I take the findings back to the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.
Can you survey in bad weather?
It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.
Do you need to go inside the property?
Ideally, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.
Is your roof survey a RICS survey?
No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.
Signs you need a pre-purchase roof survey in West Marden
Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.
Look out for signs like these:
- Flashings that have lifted or split
- Slipped or missing slates and tiles
- Cracked flaunching or crumbling chimney pointing
- Blocked or leaking gutters
The streets around a church like The Parish Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, the roof may have had decades of patch repairs, and the survey shows where they are.
Before booking any roof surveyor
- What they won’t be able to tell you
- Their drone registration, if they fly one
- Whether the inside of the roof is included
- Their track record with similar roofs
How we price pre-purchase roof surveys
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- The number of roofs, including extensions and garages
- The size of the roof
- The type of building, from a house to a block or an office
- How tall the building is and how easy the roof is to see
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
What to let us know when you contact us
What helps most when you contact us:
- Access details, like a loft hatch or a shared roof
- The type of building and roof, such as pitched or flat
- Your timetable, such as an exchange date
- Photos of the roof, taken safely from the ground or a window
Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.
Pre-purchase roof surveys around West Marden
In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Historic houses such as Uppark, about 2.6 miles north, show how far back building in the area around West Marden goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Rowlands Castle station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.
Roof by roof
Chimney stacks
Our chimney check is a visual one, and it isn’t a flue or gas safety check. If a flue needs testing, we will suggest who to ask.
Clay and concrete tiles
Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide.
What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Defects hidden under coverings or inside walls without opening up
- How a seller will respond, or what the house is worth
- Anything beyond the roof, which a full home survey covers
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. What a survey covers and does not.
What we check
- The roof space
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Gutters and downpipes
- Natural slate
- Lead flashings and valleys
- Chimney stacks
How it works
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. It typically takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Somewhere like West Marden needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- Once your offer has been accepted, you book and give us the address and your timescale.
- Access is arranged through you, the agent or the seller.
- The roof is inspected from each safe vantage point, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Preparing for the visit
- For a flat or shared roof, check access with the building owner or managing agent
- Check we can get to the back of the property
- Tell us about parking before the day
