Pre-purchase roof survey in Hartfordbridge: what you get
Buyers in Hartfordbridge and right across London and the South East use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, the roof gets the same careful look. The report says what’s in good order, what is not and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, phone 07833 053749 or email us. If you’ve noticed gaps where slates or tiles have come loose and worn or lifted lead flashings, we can find out what’s behind it.
Some older homes in villages like Hartfordbridge are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Hartfordbridge questions
Is Hartfordbridge within the area you cover?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Does a conservation area affect roof work in Hartfordbridge?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you need to get into the loft?
Where possible, yes. We look in the loft space where there’s safe access, and views from upper windows help too. Access is usually arranged through the agent or seller.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.
Does your survey replace a RICS home survey?
No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
How long does a pre-purchase roof survey take?
It usually takes an hour or two at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
What a pre-purchase roof survey looks like in Hartfordbridge
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Blackbushe Airport is about 2 miles from Hartfordbridge. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you let a flat or house near Winchfield station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Common roof problems in Hartfordbridge
Buildings put up or refurbished before 2000 may contain asbestos. It is often found in cement sheets, soffits and flue pipes. We do not test for it or carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.
We’re frequently asked to look at:
- Standing water on a flat extension roof
- Sagging ridge lines or uneven roof slopes
- Slipped or missing slates and tiles
- Gutters that overflow or drip at the joints
For an older house near a landmark such as All Souls Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
Before you book any roof surveyor
- What insurance they carry
- How they plan to inspect the roof safely
- Their track record with similar roofs
- Is there a chance to talk the report through?
What happens on the day
Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey usually takes about 1–2 hours for most houses, or half a day or so for a commercial building. Older roofs in small places like Hartfordbridge can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- You book once your offer is accepted and let us know the address and your timetable.
- Access is arranged through you, the agent or the seller.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- Each part of the roof is examined and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before we arrive
- Note where any stains or damp appear
- Have keys ready for side gates, garages or roof access doors
- Agree roof access with the managing agent if it is shared
Arrange a survey
If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or drop us an email.

What a pre-purchase roof survey does not cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Structural calculations (that’s a structural engineer’s job)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Defects hidden under coverings or inside walls without opening up
If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

How the survey changes by roof type
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.
Natural slate
Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.
