Your questions about pre-purchase roof surveys in Worting
Does a conservation area affect roof work in Worting?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Is Worting in the area you cover?
Yes, Worting is within the area we cover. We work right across London and South East England. You can ring 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.
Does your survey replace a RICS home survey?
No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.
How long will you be at the property?
Allow an hour or two on an ordinary house, and longer for a large or complex roof. We’ll give you an idea of timing as you book.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Do you need access inside the house?
If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.
Pre-purchase roof survey in Worting: what you get
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, including VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Pick the one that fits the property. All three include a written report with photos and recommendations. We survey the roof space, lead flashings and valleys and clay and concrete tiles, and people most frequently book us about blocked or leaking gutters and old water stains in the roof space.
Around Worting, you will mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a pre-purchase roof survey does not cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations (that’s a structural engineer’s job)
- Anything beyond the roof, which a full home survey covers
- Confirmation of asbestos in cement sheets or soffits
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and does not.

Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
What we are asked to look at in Worting
The fixings and underlay frequently fail before good slates or tiles do. Good slate can last well over a century, but corroded nails let slates slip. That kind of wear is common on older roofs and easy to miss from ground level.
A survey can pick up problems such as:
- Roof slopes that look uneven or sagging
- Loose pots and cracked flaunching
- Blistered or split felt on a flat roof
- Blocked or leaking gutters
If you let a flat or house near Basingstoke station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Before booking any roof surveyor
- What exactly goes into their report
- What insurance they carry
- Whether any drone flown is registered with the CAA
- Is there a chance to talk the report through?
How we price pre-purchase roof surveys
Several things affect the price of a survey:
- The shape of the roof and its details
- The type of building, from a house to a block or an office
- Extra roofs, like extensions, dormers or garages
- How tall the building is and how easy the roof is to see
Every price we give includes VAT. Pre-purchase roof survey starts from £150, including VAT. We confirm the price for your survey before booking.
What we need to know
The more you let us know, the easier it is to price the survey. When you get in touch, it’s useful to mention:
- Your postcode, so we can check access and travel
- What kind of property and roof it is
- What’s prompted the survey
- Any stains, drips or damp patches you’ve seen indoors
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or send us an email.
Tips that help
From years of surveys, a few habits stand out:
- Share the report with your solicitor
- Tell us your exchange date when you book
- Book once your offer is accepted
- Ask whether there are papers for past roof work
The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report is not clear, ask us.
Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.
How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It usually takes an hour or two at most homes, with bigger or more complicated roofs taking longer. Homes around Worting often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
How to prepare
- For flats, make sure roof access has been agreed
- Buyers: confirm access with the estate agent or seller
- Clear the way to the loft hatch
