Buying a home or a new roof in South Ham
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Historic houses such as The Vyne, about 3.5 miles north, show how far back building in the area around South Ham goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
For an older house near a landmark such as Saint Peter's Church, the roof may have had decades of patch repairs, and the survey shows where they are. Landlords with a home close to Basingstoke station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

How a pre-purchase roof survey works in South Ham
Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey natural slate, the roof space and gutters and downpipes, and people most frequently book us about cracked flaunching or crumbling chimney pointing and damp timbers or stains in the loft.
In a smaller place like South Ham, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Your questions about pre-purchase roof surveys in South Ham
Is my home in South Ham listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Will you come out to South Ham?
Yes, South Ham is on our map. Villages and rural addresses get the same survey as a town house.
Do you carry out surveys on Saturdays and Sundays?
We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or drop us an email.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
What if it rains on the day?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
How long does a pre-purchase roof survey take?
The visit normally takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. We will confirm what to expect when we arrange the visit.
Will the roof report help me negotiate with the seller?
Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.

Different roofs, different checks
Lead flashings and valleys
Many leaks start at a flashing, so we check each one closely. Any that need attention are photographed and explained.
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted.

How the survey works
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours at most homes, and more on a big or complicated roof. For a survey in South Ham, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
How to prepare
- Let us know about any leaks, stains or damp patches you know of
- Make a note of anything you’d like us to look at
- Have keys ready for side gates, garages or roof access doors

Advice
What we can’t see
Some things cannot be seen without opening up the roof, so a survey has limits:
- What’s under the slates, tiles or felt
- Whether timbers meet design loads
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, phone 07833 053749 or email us and we will suggest the right survey. What a survey covers and doesn’t.
