Pre-purchase roof survey in Buckskin

A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. All three include a report with photos and recommendations. We are often asked to look into gaps where slates or tiles have come loose and flashings that have lifted or split, across lead flashings and valleys, the roof space and flat-roofed extensions and dormers.

In a smaller place like Buckskin, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

When to book a survey in Buckskin

Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.

Things that often lead to a survey include:

  • Patch repairs that may hide an ongoing problem
  • Old water stains in the loft space
  • Slipped or missing slates and tiles
  • A ridge or slope that dips

Landlords with a home close to Basingstoke station may find that a written report helps before buying a rental or paying for a new roof on one.

  • Their report turnaround times
  • Which viewpoints they use to see the roof
  • Their drone registration, if they fly one
  • What happens after the report arrives

What a good roof survey covers

Pre-purchase roof surveys in Buckskin: local notes

The wider area around Buckskin has a long history of building, with The Vyne about 3.8 miles north-east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If your home is one of the older ones in the streets near Church of St Thomas A Becket, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

How the survey changes by roof type

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and lead is also a target for theft.

Clay and concrete tiles

Older homes in the South East frequently have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip.

Leave it or get it looked at?

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. With lower homes, common in places like Buckskin, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Surveys for landlords and agents in Buckskin

Any of our surveys can be booked by landlords, agents and building managers in Buckskin. To discuss a property or a block, call 07833 053749 or use the contact form.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take an hour or two at a typical house, with time for the loft where it can be reached. A visit to Buckskin is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed beforehand.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Leave a clear route to the loft
  • If you’re buying, let the agent know when we’re coming
  • Keep pets inside or away from the areas we’re looking at

Arrange a survey

Most bookings start with a short call: call 07833 053749 or drop us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

Advice

Questions from Buckskin

Is Buckskin in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is my home in Buckskin listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you use drones?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How long does a pre-purchase roof survey take?

It typically takes between one and two hours at a typical home, or half a day or so for a commercial building. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

How soon is the report ready?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we will help you choose.
