Pre-purchase roof surveys for Hillhead homes and businesses

Pre-purchase roof survey in Hillhead

A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. All three include a written report with photos and recommendations. Typical surveys look at old water stains in the roof space and gutters choked with leaves and moss, across clay and concrete tiles, natural slate and gutters and downpipes.

Being in a small place like Hillhead makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Hillhead can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We agree a time and how we’ll get in, including the loft.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. Each part of the roof is examined and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

How to prepare

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Jot down any questions you want answered
  • Move anything stored under the loft hatch

Surveys for landlords and agents in Hillhead

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Prices for pre-purchase roof surveys in Hillhead

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Whether it is a home or a commercial building
  • The package you choose: Basic, Standard or Premium
  • Height and safe access
  • If the survey needs thermal imaging or a drone

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

What to let us know when you contact us

The more you let us know, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from the ground or a window
  • The kind of building and roof involved
  • Where water is showing inside, if it is

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or use the contact form with the details.

Roof by roof

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and lead is also a target for theft.

Natural slate

Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Ask for any paperwork for recent roof work
  • Ask the agent to make sure the loft hatch can be opened
  • Let us know your exchange date when booking
  • Give your solicitor a copy of the report

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up to see how things have changed.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Buying a home or a new roof in Hillhead

Hillhead lies within about 1 mile of the sea, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Historic houses such as Osborne House, about 4.7 miles south-east, show how far back building around Hillhead goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. For landlords with property near Hamble station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Hillhead is about 4 miles north of Cowes, in Hampshire. We visit Hillhead as part of our work across Hampshire, for homes and businesses alike. We cover towns and villages across Hampshire. You can also see our page for Southampton.

FAQs for Hillhead

Is my home in Hillhead listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do roofs near the sea, like those around Hillhead, take more of a battering?

It can do. Hillhead is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Should I get a roof survey as well as a RICS home survey?

They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

How do I arrange a pre-purchase roof survey in Hillhead?

To book, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we will help you choose.

Signs you need a pre-purchase roof survey in Hillhead

Blocked or leaking gutters do damage that is not obvious at first. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we check.

Common reasons to book include:

  • Ponding, blisters or splits on a flat roof
  • Slates or tiles that have slipped or gone
  • Damp timbers or stains in the loft
  • Worn or lifted lead flashings

The streets around a church such as St George are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.
