Pre-purchase roof survey in Calshot: what you get

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight is not possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey the roof space, gutters and downpipes and natural slate, and people most often book us about loose pots and cracked flaunching and old water stains in the roof space.

In a village or hamlet like Calshot, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Pre-purchase roof surveys around Calshot

Calshot is within about 1 mile of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

For an older house near a landmark like St George, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. For landlords with property near Hamble station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Historic houses such as Osborne House, about 4.9 miles south-east, show how far back building around Calshot goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Calshot is about 4 miles north of Cowes, in Hampshire. We survey roofs in Calshot and the surrounding area as part of our work across London and the South East. Calshot is one of the places in Hampshire where we work for pre-purchase roof surveys. We also survey roofs in Southampton.

Roof by roof

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.

Clay and concrete tiles

Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Faults hidden behind ceilings, boards or coverings
  • Whether the price should change, which is between you and the seller
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and does not.

Roof types and parts we check

  • Gutters and downpipes
  • Clay and concrete tiles
  • Natural slate
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • The roof space

Why act early in Calshot

It is tempting to skip the roof to keep a sale moving. We visit on any day of the week, and a Premium report comes the same day, which helps it fit around your exchange date. For older village homes like those around Calshot, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Why us?

  • Photographs and a written report every time
  • Independent findings on the roof’s condition

Prices for pre-purchase roof surveys in Calshot

Several things affect the price of a survey:

  • Basic, Standard or Premium
  • House, block, shop or office
  • How big the roof is
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to let us know when you get in touch

These details help when you contact us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures of the roof from a safe spot, if you have them
  • Dates you are working to, such as exchange
  • Where the property is, with the postcode

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

Common questions in Calshot

Is my home in Calshot listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does being near the coast affect roofs in Calshot?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do I need a roof survey if I’m having a RICS survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It does not stand in for a RICS survey.

How long does a pre-purchase roof survey take?

The visit usually takes about one to two hours at a typical house, with time for the loft where it can be reached. We’ll confirm what to expect when we arrange the visit.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Is your roof survey a RICS survey?

No. It is a dedicated roof survey, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like Calshot, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Let us know where we can park nearby
  • Make sure the loft hatch can be reached
