Pre-purchase roof surveys for homes and businesses in Alverstoke
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you’re tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the roof space where it’s safe to get in. You get a written report with photos. Typical surveys look at gaps where slates or tiles have come loose and loose pots and cracked flaunching, on chimney stacks, gutters and downpipes and natural slate.
For a small place like Alverstoke, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.
Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

Buying a home or a new roof in Alverstoke
Alverstoke is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, which is worth knowing before you buy or pay for new work. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
The streets around a church such as The Little Church are often among the oldest in a place, and if yours is one of the older homes nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

How it works
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes an hour or two at a typical house, with time for the loft where it can be reached. In a hamlet or village like Alverstoke, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

- If you are buying, check with the agent that we can get in

What this survey can’t tell you
To be straight with you, there are limits to any roof survey:
- The condition of the rest of the house (that is a RICS home survey)
- Whether the price should change, which is between you and the seller
- Asbestos testing of any kind
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.
Roofs we survey in Alverstoke
- Gutters and downpipes
- Lead flashings and valleys
- Natural slate
- The roof space
- Chimney stacks
- Clay and concrete tiles
- Flat-roofed extensions and dormers
Should I look at the roof myself first?
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.
Leave it or get it looked at?
Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Do you need a pre-purchase roof survey in Alverstoke?
Buildings put up or refurbished before 2000 may contain asbestos. It is often found in cement sheets, soffits and flue pipes. We don’t test for it or carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.
These are some of the problems a survey can pick up:
- Quick fixes on flashings and valleys
- Signs of past leaks inside the loft
- Gutters that overflow or drip at the joints
- Cracked flaunching or crumbling chimney pointing
If you own a rental within reach of Portsmouth Harbour station, a written report helps before buying a rental or paying for a new roof on one.
Before booking any roof surveyor
- How much experience they have with roofs like yours
- Whether they hold professional indemnity and public liability insurance
- How they plan to inspect the roof safely
- Their drone registration, if they fly one
Roof by roof
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.
Clay and concrete tiles
Tiled roofs frequently last half a century or longer. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.
Alverstoke: your questions answered
How do I find out if my home in Alverstoke is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Alverstoke within the area you cover?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.
At what stage of buying should I get the roof surveyed?
Book as soon as your offer is agreed. You need the report before you exchange, while you can still ask questions and negotiate.
Do you inspect the roof from on top?
Only where it is safe. We also inspect from ground level, upper windows and the roof space.
Will you need to get into the loft?
Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. Access is normally arranged through the agent or seller.
Can I take the findings back to the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
