Pre-purchase roof surveys in Haslar: local notes
The coast is about 1 mile or less from Haslar, where sea air brings more salt and stronger wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
For landlords with property near Portsmouth Harbour station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Pre-purchase roof survey in Haslar: what you get
Buyers in Haslar and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, phone 07833 053749 or use the contact form. We survey gutters and downpipes, the roof space and natural slate, and the problems we are asked to look at most are roof slopes that look uneven or sagging and slipped or missing slates and tiles.
Somewhere as small as Haslar, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What else we do in Haslar
What we can’t see
Before you book, it is worth knowing what a survey will not do:
- Walls, floors, services and rooms below the roof
- How a seller will respond, or what the house is worth
- Faults hidden behind ceilings, boards or coverings
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.
What we look at
- The roof space
- Flat-roofed extensions and dormers
- Natural slate
- Lead flashings and valleys
- Gutters and downpipes
- Clay and concrete tiles
- Chimney stacks
Before and after the survey
Most of what helps is simple and safe from the ground. Our suggestions:
- Request records of any re-roofing
- For a flat, check who is responsible for the roof
- Let us know your timetable
- Book once your offer is accepted
The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.
After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
What we’re asked to look at in Haslar
Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t test for it or carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.
Here are some of the things we see frequently:
- Slates or tiles that have slipped or gone
- Standing water on a flat extension roof
- Sagging ridge lines or uneven roof slopes
- Chimney mortar that has eroded
Take an older house close to St Francis: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Questions to ask before booking
- How soon the report will arrive
- What they will not be able to tell you
- Whether the loft space is looked at, where there is one
- What follow-up you get after the report
Leave it or get it looked at?
Leaving it means judging the roof from the street. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. A survey fills that gap before you commit. Older cottages and farmhouses around Haslar can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.
Why us?
- Drone and thermal imaging surveys available
- An independent view of the roof
- Photos and a written report every time

Haslar: your questions answered
Do you cover smaller places like Haslar?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
Does a conservation area affect roof work in Haslar?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Which days do you carry out surveys?
We carry out surveys seven days a week. To find a day that suits you, call 07833 053749 or send us an email.
Can you survey a shared roof?
Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to.
At what stage of buying should I get the roof surveyed?
The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.
What if it rains on the day?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
What happens on the day
The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. In a hamlet or village like Haslar, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We arrange access with you, the agent or the seller.
- We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a written report with photos and recommendations, ready for you to use before exchange.
Before we arrive
- Jot down any questions you want answered
- Find any records of previous roof work
- Leave side gates unlocked
Getting a price
We confirm the price for your survey before booking, so you know the cost up front. Pre-purchase roof survey starts from £150, including VAT. To book, phone 07833 053749 or use the contact form.
Advice
Checking the roof from ground level
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
