When to book a survey in Crookham Village

Blocked or leaking gutters do damage that isn’t obvious at first. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.

These are some of the problems a survey can pick up:

  • Lead that has worked loose at a wall or chimney
  • Ponding, blisters or splits on a flat roof
  • Cracked flaunching or crumbling chimney pointing
  • Slates or tiles that have slipped or gone

If you live in an older home near All Saints' Church, the roof may have had decades of patch repairs, and the survey shows where they are.

  • What experience they bring

What to expect from a roof survey

Pre-purchase roof survey in Crookham Village

We survey roofs for buyers in Crookham Village and across London and the South East. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what is not and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, ring 07833 053749 or email us. Typical surveys look at bitumen or mortar used in place of proper repairs and sagging ridge lines or uneven roof slopes, on chimney stacks, clay and concrete tiles and flat-roofed extensions and dormers.

Somewhere as small as Crookham Village, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Buying a home or a new roof in Crookham Village

With Farnham Castle about 4.5 miles south-east, Crookham Village sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to Fleet station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

FAQs for Crookham Village

Is my home in Crookham Village listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Crookham Village in the area you cover?

Yes, Crookham Village is within the area we cover. We work right across London and South East England. Just call 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

How do I arrange a pre-purchase roof survey in Crookham Village?

It’s easiest to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof. Surveys run on any day of the week.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

How long does a pre-purchase roof survey take?

On site, it typically takes an hour or two at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It does not stand in for a RICS survey.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays and at weekends, which can make access easier.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

What happens on the day

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit typically takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Crookham Village, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Advice

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Look for fresh paint on upstairs ceilings at viewings
  • For a flat, check who is responsible for the roof
  • Ask the seller about past roof repairs
  • Check we’ll be able to get into the roof space

After you move in, keep the report somewhere safe. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

What we look for on each type of roof

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.

Chimney stacks

Our chimney check is a visual one, not a flue, gas or sweep inspection. We’ll say if the flue needs a specialist.
